How a thermal roof survey works in Sawbridgeworth

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. You also get a drone inspection where it applies, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. You can ring 07833 053749 or email us with the address and a note of what you’ve noticed. Larger commercial roofs are quoted for their size. Common reasons to book are cold spots on ceilings under the roof and patches of heat loss across the roof, across commercial roofs, pitched roof slopes and ceilings below the roof.

Around Sawbridgeworth, lots of roofs are low enough to see partly from the garden or the street. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. The forecast decides the day, as calm, dry conditions suit both. Even so, a close-up image often shows wear on ridges and flashings that a view from ground level misses.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Why get it checked now?

The longer moisture sits in a roof, the more it can affect timbers and finishes below. Looking now, while the damage may still be limited, keeps more options open. On a bungalow or cottage around Sawbridgeworth, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Thermal roof survey starts from £400, including VAT.

What we’re asked to look at in Sawbridgeworth

Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when there’s a clear difference between inside and outside.

Problems we come across often include:

  • Moisture around outlets and upstands
  • Water that travels before it shows
  • Possible trapped moisture under a flat roof covering
  • Damp patches with no obvious cause

For an older house near a landmark like Sawbridgeworth Congregational Church, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

What to expect from a roof survey

Thermal roof surveys in Sawbridgeworth: local notes

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help. Historic houses such as Much Hadham Palace, about 4.4 miles north-west, show how far back building in the area around Sawbridgeworth goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

For site and facilities teams at buildings such as Fawbert and Barnard Infants' School, a view from above covers a wide roof far faster than walking it.

Sawbridgeworth: your questions answered

How do I find out if my home in Sawbridgeworth is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you carry out roof surveys in Sawbridgeworth?

We do. The survey and report are the same in Sawbridgeworth as anywhere else.

Can a thermal survey trace a roof leak?

Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. Where it cannot be pinned down, the report suggests a next step, such as electronic leak detection.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you get in touch and we’ll explain what’s needed.

Does the weather affect a thermal survey?

The results depend on the weather. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.

What we cannot see

A survey is a proper look at the roof, but it can’t do everything. Its limits include:

  • What’s inside walls or under coverings, without opening up
  • Proving moisture from the images alone
  • An energy rating for the building

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

What we look at

  • Insulated roof spaces
  • Loft conversions
  • Ceilings below the roof
  • Flat roofs
  • Commercial roofs
  • Pitched roof slopes

How it works

After the inspection, everything we found is written up in a report with photographs, emailed to you. As for time on site, it normally takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Parking around Sawbridgeworth is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Advice

Tips from our surveys

Small things make a difference. Our tips:

  • Photograph damp patches with the date
  • Keep the report to compare against after any repair
  • Do not switch the heating off before the visit
  • Tell us where and when you’ve seen damp or stains

You can pass the report to a roofer so they can see where the problem areas seem to be. Because the images are paired with photos, it’s easy to find each area on the roof.

Deal with small splits and lifted seams promptly. Once water gets under a membrane, it can travel far before it appears inside.

What you can safely check yourself

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
