Electronic leak detection around Spellbrook

Historic houses such as Much Hadham Palace, about 3.8 miles north-west, show how far back building in the area around Spellbrook goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For site and facilities teams at buildings like Spellbrook CofE Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. The streets around a church such as Church of St Mary the Virgin are often among the oldest in a place, and if yours is one of the older homes nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Electronic leak detection in Spellbrook: what you get

Electronic testing locates holes in the waterproofing, not every cause of water getting in. Leaks from walls, copings, rooflights or pipes need other checks. We will tell you if we think the leak is coming from somewhere else. It won’t show water getting in through brickwork or around frames. Our report keeps that distinction clear. We will point you to the likely next step. If you’ve noticed leaking laps in the waterproofing and damage from equipment installers, we can find out what’s behind it, whatever the roof.

Somewhere as small as Spellbrook, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

What we cannot see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Areas we cannot reach or that can’t be tested
  • Some conductive membranes
  • Moisture spread under the membrane

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before booking. The full list of what we check.

What this survey covers

  • Flat roof membranes
  • Liquid-applied waterproofing
  • Single-ply roofs
  • Roof terraces and balconies
  • Green roofs
  • Commercial flat roofs

What we do, step by step

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, from the ground, from windows, in the roof space and by drone where it applies. Most surveys take longer on a large roof than a small one, and the build-up of the roof makes a difference too. Rural addresses near Spellbrook can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. Testing runs across the agreed area.
  4. We mark the breach locations in our records.
  5. The report is sent for your roofer to act on.

Before the survey

  • Move anything stored under the loft hatch
  • Gather any invoices or paperwork from past roof work
  • Tell us about parking before the day

Spellbrook: your questions answered

Is my home in Spellbrook listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you come out to Spellbrook?

Yes, Spellbrook is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

What’s the best way to book?

The quickest way is to call 07833 053749 or send us an email. Let us know the address and a little about the roof. We survey on any day of the week.

Do you climb onto every roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

What we are asked to look at in Spellbrook

New membranes can have defects from installation. ELD on a new roof can show holes before they cause leaks.

A survey makes sense if you’ve noticed:

  • Damage from equipment installers
  • New membranes needing a check before handover
  • Patched roofs that still leak
  • Gaps at membrane joints

Landlords with a home close to Sawbridgeworth station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Before you book any roof surveyor

  • How soon the report will arrive
  • What follow-up you get after the report
  • How long they’ve been surveying roofs
  • Will they check the loft as well as the outside?

What a good roof survey covers

How we price electronic leak detection

Prices always include VAT. The things that change the price are:

  • How many separate roofs there are, like extensions, dormers and garages
  • The size of the roof
  • Features like valleys, chimneys, dormers and parapets
  • Any need for thermal images or a drone flight

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Booking your survey

A little information up front helps. Please include:

  • Any deadline, like an exchange date
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Pictures of the roof from a safe spot, if you have them
  • The reason for the survey, such as buying, a leak or storm damage

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or drop us an email.

Checking the roof from the ground

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
