Roof survey in Uppend: what you get

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the loft space where there’s safe access. The report sets out what we found, with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. If you’re worried about debris building up in roof valleys and gutters that overflow in heavy rain, we can find out what’s behind it, on ridges, hips and valleys, natural slate and lead flashings alike.

Older buildings in small places like Uppend may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

How it works

Once we have finished looking, we write up our findings as a written report with photos, sent to you by email. On timing, it typically takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Uppend often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before we arrive

  • Leave a clear route to the loft

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Mention any damp patches when you book
  • Clear the loft hatch area before we arrive
  • Photograph stains when they appear
  • Gather any paperwork for past roof work

Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.

Don’t block the vents at the eaves. Condensation builds up when air can’t move, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

Checking the roof from ground level

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

When you need someone else

In fairness, there are limits to any roof survey:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • An exact number of years the roof has left
  • The condition of the rest of the building (that’s a RICS home survey)

Surveys for landlords and agents in Uppend

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

Roofs, chimneys and gutters in Uppend

With Much Hadham Palace about 4.7 miles south-west, Uppend sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you own a rental within reach of Stansted Mountfitchet station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For site and facilities teams at buildings like Farnham Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If yours is one of the older homes in the streets near Church of St Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Your questions about roof surveys in Uppend

Can a landlord with a rental near Stansted Mountfitchet station book a roof survey?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or drop us an email with the details, and we will talk through which survey suits.

Can you fly a drone over a roof in Uppend?

It depends on the exact address and the weather on the day. Uppend is about 2 miles from the edge of the flight restriction zone around Stansted Airport. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Strong wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

Can you survey a roof I share with a neighbour?

Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you cover Uppend for roof surveys?

Yes. We cover Uppend and the rest of Hertfordshire. To book, phone 07833 053749 or use the contact form.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when booking.

Will you check the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
