How a landlord roof survey works in Uppend
The lease typically decides who is responsible for the roof and who pays. We do not give legal advice on leases, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. You get photos and written recommendations, prioritised by urgency where relevant. Common reasons to book are standing water on a flat roof and gutters overflowing onto walls, on converted houses, blocks of flats and gutters and downpipes.
In a small place like Uppend, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
Where we can’t see part of the let or shared roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

The survey, step by step
Every roof is different; as a rough guide, the survey takes roughly 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. You are welcome to ask questions while we’re there. Somewhere like Uppend needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- We start with what you know about the building and its history.
- We confirm the access we’ll need.
- The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photos.
Before we arrive
- Show us where any leaks or stains appear
- If the roof is shared, arrange access with whoever manages the building
- If you are buying, check with the agent that we can get in

FAQs for Uppend
Is my home in Uppend listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can a landlord with a rental near Stansted Mountfitchet station book a roof survey?
Yes, rented property is part of what we cover. You can ring 07833 053749 or use the contact form with the address and some details, including who will give access on the day.
Is Uppend in your area?
Yes. Our area covers London and South East England, and that includes Uppend.
How long is the visit?
Expect it to take about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. The written report follows by email, on the timescale of your package.
Is this a RICS survey?
No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
How do I arrange a landlord roof survey in Uppend?
The quickest way is to call 07833 053749 or send us an email. Let us know the address and a little about the roof. We survey on weekdays and at weekends.
Do you survey on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
Uppend homes and their roofs
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Much Hadham Palace about 4.7 miles south-west, Uppend sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
If you let a flat or house near Stansted Mountfitchet station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings like Farnham Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

For rail, the closest station is Stansted Mountfitchet station, roughly 2.9 miles east of the centre. Other landmarks nearby include Bishops Stortford Local History Museum (2.4 miles south) and Herts and Essex Hospital (3.9 miles south-east). Green spaces nearby include Aubrey Buxton Nature Reserve.
Can I check my roof myself?
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book.
Why get it checked now?
On a shared roof, disagreements are easier to settle with a clear record. Without one, each party may have a different view of what’s wrong. For an older or listed building in a place like Uppend, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

What we’re asked to look at in Uppend
Reports of leaks or damp from tenants often lead to a survey. We check whether the roof or rainwater system is the likely cause from what’s visible.
Here are some of the things we see often:
- Failed flashings at walls and chimneys
- Leaking joints at party walls
- Gaps where tiles or slates have slipped
- Worn ridges, hips and verges
The streets around a church such as Church of St Mary the Virgin are often among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

What a landlord roof survey doesn’t cover
A survey is a careful look at the let or shared roof, but it cannot do everything. Its limits include:
- Roof areas we weren’t given access to
- A full structural assessment of the building
- Legal advice on leases or service charges
If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.
