Your questions about roof surveys in Ugley
How do I find out if my home in Ugley is listed?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Is Ugley within the area you cover?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How long does the visit take?
The visit normally takes an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building. We will confirm what to expect when we arrange the visit.
Do you carry out asbestos surveys?
No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.
Do you give a life expectancy for the roof?
Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.
Will you fly a drone over my roof?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
What insurance do you have?
We hold professional indemnity and public liability insurance.
About our roof survey in Ugley
We inspect whatever is safely visible: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. The Premium Survey adds thermal imaging and, where applicable, a drone, for roofs that are hard to see well. You don’t need to do anything except give us access. Everything we see is photographed for the report. Common reasons to book are flashings that have come away from the wall and torn or sagging underlay, on flat roofs, lead flashings and chimney stacks.
Older buildings in small places like Ugley may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Roof by roof
Flat roof coverings
A felt roof often lasts around 15 to 20 years, while EPDM rubber frequently lasts 30 to 50 years and GRP up to about 30. We check its condition and the signs of age.
Clay plain and peg tiles
Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.

Ugley homes and their roofs
About 4.6 miles east lies Horham Hall, a reminder of how long the area around Ugley has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. Older buildings in Essex frequently have clay tiles and weatherboarding, alongside lots of post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you let a flat or house near Elsenham station, the gap between tenancies is a good time to have the roof looked at. The streets around a church like Church of St Peter are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What affects the cost of roof surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- Features like valleys, chimneys, dormers and parapets
- The height of the building and how the roof can be seen safely
- The package you choose: Basic, Standard or Premium
- The size of the roof
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.
Booking your survey
What helps most when you contact us:
- The property’s address and postcode
- The kind of building and roof involved
- When you need the report by
- How the loft is reached, if there is one
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or email us.
What happens if roof problems are left?
If you are planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them. Where a roof is exposed, as many are in small places like Ugley, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for your roof before booking.

How the survey works
Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Ugley frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
Before the survey
- Find any records of previous roof work
- Mention any parking restrictions on your street
- Check the loft hatch can be reached

Advice
Checking the roof from ground level
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
