Need a roof leak investigation in Henham?

Roof leak investigation in Henham: what you get

We investigate roof leaks in Henham and across London and the South East. Surveys are carried out on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. You get a report with photos and recommendations. If it is leaking right now, contain the water and keep it clear of electrics, then ring 07833 053749 or send us an email. We’re often asked to look into staining around the chimney inside and water through the ceiling under a flat roof, across flat roof details, chimney stacks and the roof space.

Somewhere as small as Henham, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. We check whatever is safely visible and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

If any part of the leaking roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What affects the price in Henham

All our prices include VAT. The things that change the price are:

  • The size of the roof
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The use of thermal imaging or a drone
  • Height and safe access

To find out what your survey will cost, call 07833 053749 or drop us an email and tell us about the roof. We will confirm the figure before booking.

What we need to know

A few details help us recommend the right survey and price. When you contact us, tell us:

  • Pictures of the roof from a safe spot, if you have them
  • When you need the report by
  • Where any leaks, stains or damp patches show inside
  • What made you get in touch

To get a price for roof leak investigations in Henham, call 07833 053749 or send us an email. A few details about the property and the roof help us price the survey accurately.

What we do, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. Somewhere like Henham needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. You get in touch with details of the leak and any photos.
  2. We look at the stain, the ceiling and the loft above it.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. You receive a written report with photos showing the likely source and what needs attention.

Before we arrive

  • Agree roof access with the managing agent if it’s shared
  • Have any questions written down, so nothing gets missed
  • Clear the way to the loft hatch

Henham: your questions answered

How do I find out if my home in Henham is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Henham within the area you cover?

Yes, Henham is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Will you walk on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Do you look in the roof space?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What we cannot see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The repair itself (the investigation finds and reports the cause)
  • A structural engineer’s report
  • A promise to find every leak on a single visit

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and doesn’t.

What this survey covers

  • Slate and tile slopes
  • Lead flashings
  • Flat roof details
  • Rooflights and dormers
  • Valleys and parapet gutters
  • The roof space
  • Chimney stacks

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Record whether it leaks in every downpour or only some
  • Don’t climb onto the roof to look
  • Catch drips in a bucket and protect the floor
  • Take dated photos of the leak

Once the work is done, hold on to the report. If water appears again, it shows what was found before.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.
