Roof leak investigation in Broxted: what you get

A leak that comes and goes can be the hardest to pin down. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Telling us when it happens helps a lot, along with any photos you’ve taken. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. If you are worried about wet patches high on an inside wall and brown rings on upstairs ceilings, a survey will tell you what’s going on.

Being in a small place like Broxted makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. It is useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put with the most urgent first where relevant.

What we are asked to look at in Broxted

Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.

A survey can pick up problems such as:

  • Damp patches next to the stack
  • Leaks that appear only in driving rain
  • Water marks that spread in wet weather
  • Drips from nail tips in a cold loft

Take an older house close to Church of St Mary the Virgin: old mortar, worn lead and slipped slates are the usual suspects when water gets in.

What to check before booking

  • How long they’ve been surveying roofs
  • Is there a chance to talk the report through?
  • Whether the loft is part of the inspection
  • Which parts of the roof they’ll actually see

What a good roof survey covers

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What this survey cannot tell you

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • Faults hidden behind ceilings or boarding
  • An intermittent leak that shows no trace on the day
  • Whether rotten timbers meet design loads

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

Broxted: your questions answered

Do you cover Broxted?

Yes. Our area covers London and the South East, and Broxted is part of that. Just ring 07833 053749 or drop us an email and let us know about the property, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Broxted?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Why is the stain in a different place from the leak?

Because water travels. It can follow a timber or the underlay a long way first, so the entry point is often well away from the mark. We follow the route back instead of guessing.

Is there anything I need to do ahead of the visit?

Clear the loft hatch so we can get into the roof space. Gather any photos and notes about when it leaks, and tell us about past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

How long does a roof leak investigation take?

The visit normally takes between one and two hours at most homes, with bigger or more complicated roofs taking longer. We’ll give you an idea of timing when you book.

How we price roof leak investigations

To price your survey, we look at:

  • Whether you choose the Basic, Standard or Premium Survey
  • House, block, shop or office
  • Features like valleys, chimneys, dormers and parapets
  • The roof’s overall size

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Getting in touch

To price your survey accurately, we’ll ask about:

  • The type of building and roof, such as pitched or flat
  • Any deadline, such as an exchange date
  • The address and postcode of the property
  • Whether there’s a loft hatch, a shared roof or tricky access

When you are ready to go ahead, ring 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Roof leak investigations in Broxted: local notes

Horham Hall, about 1.4 miles north-east, is one of the historic houses in the wider area around Broxted. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Knowing the roof type helps narrow down where water may be getting in.

For landlords with property near Stansted Airport station, a tenant living with a leak needs the cause found, not just the stain painted over.

Why it is worth a survey now in Broxted

Water and electrics don’t mix. If water is reaching a light fitting or switch, keep clear of it and have an electrician check it. Finding where the water is getting in should follow right away. For older village homes like those around Broxted, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

How the survey works

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about 1–2 hours for most houses, and more on a big or complicated roof. Somewhere like Broxted needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. Inside, we check the damp area and the roof space above it.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

How to prepare

  • Note where any stains or damp appear
  • Have any questions written down, so nothing gets missed
  • Clear the way to the loft hatch
