How a roof leak investigation works in Saffron Walden

Leaks tend to begin where one part of a roof meets another. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. Each one is looked at from wherever it’s safe to see it. We survey slate and tile slopes, lead flashings and valleys and parapet gutters, and people most frequently book us about water through the ceiling under a flat roof and drips in the loft during heavy rain.

When a storm passes over a town like Saffron Walden, loose tiles, slates and ridges are the first to move. What counts as a storm depends on your policy; many use gusts of around 55 mph. A report setting out the damage, with photos, helps you explain what you’ve found. Policies typically exclude wear and tear, which is why the age of the damage matters.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

What a roof leak investigation looks like in Saffron Walden

Audley End House, about 1.1 miles west, is one of the historic houses in the wider area around Saffron Walden. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Older buildings in Essex frequently have clay tiles and weatherboarding, and plenty of post-war and modern estates besides. Knowing the roof type helps narrow down where water may be getting in.

For an older house near a landmark such as Saffron Walden Baptist Church, water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you look after a building such as R A Butler Infant School, on a building that size, finding the source of a drip means looking well beyond the stain. For landlords with property near Audley End station, a clear finding on where water gets in helps you brief a roofer right away.

What we can’t see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • Defects hidden under coverings or inside walls without opening up
  • The repair itself (the investigation finds and reports the cause)

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What this survey covers

  • Chimney stacks
  • Slate and tile slopes
  • Flat roof details
  • The roof space
  • Lead flashings
  • Rooflights and dormers
  • Valleys and parapet gutters

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Protect furniture and flooring under the leak
  • Check the loft is accessible
  • Write down the wind direction and rain when it leaks
  • Don’t touch fittings that water is reaching

If there are several possible sources, we list them in order of likelihood. We say which items need prompt attention, so you know what to deal with first.

After a downpour, look in the roof space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Take photos of anything that changes.

Saffron Walden: your questions answered

Is Saffron Walden in the area you cover?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is my home in Saffron Walden listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Why is not the leak directly above the stain?

Because water travels. It runs along rafters, battens or underlay before it drips, so the entry point is often well away from the mark. We follow the route back instead of guessing.

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How many surveys have you done?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

How should I prepare for the leak investigation?

Note when the leak appears and what the weather was doing, and take photos. Move stored items away from the loft hatch. Keep away from any light or socket that water is reaching.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What affects the cost of roof leak investigations

Prices always include VAT. What changes the price is:

  • Roof area
  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see
  • Whether thermal imaging or a drone is needed

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.

Booking your survey

The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:

  • Pictures of the roof from a safe spot, if you have them
  • The address and postcode of the property
  • How the loft is reached, if there is one
  • Where water is showing inside, if it is

Most bookings start with a short call: call 07833 053749 or drop us an email and we will ask a few questions about the roof. The price is agreed before a date is set.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

How it works

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes between one and two hours for a house, and about three to four hours for a commercial roof. A typical visit in Saffron Walden begins with the street side of the roof and then moves round the building. Rear gardens and side paths frequently give the best view of extensions and back slopes, so unlocked gates help. Then, if it can be reached safely, we look in the loft.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Before we arrive

Advice

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.
