Thermal roof surveys in Saffron Walden

Thermal roof surveys for homes and businesses in Saffron Walden

We present each thermal image next to a normal photo of the same area, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. You can talk the findings through with us at the in-person consultation. There is a 12-month follow-up as well. We survey pitched roof slopes, ceilings below the roof and loft conversions, and people most frequently book us about damp around chimneys and parapets and wet insulation beneath the membrane.

In older houses around Saffron Walden, loft insulation can be thin, patchy or missing in places. Thermal imaging can show where heat escapes, and it can also point to damp patches. It shows temperature, so anything that looks like moisture is checked with a meter. Results depend on conditions, so the timing of the visit matters.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

How the survey works

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. Parking in a town like Saffron Walden is usually simple, but let us know if there is a driveway or any restrictions. The inspection covers what can safely be seen from outside, from windows and from the loft space.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Before the survey

Signs you need a thermal roof survey in Saffron Walden

Not every roof problem shows on the surface. Trapped moisture, missing insulation and hidden heat loss are three examples. A thermal camera adds another way of finding them.

Here are some of the things we see often:

  • Water getting in at parapets and stacks
  • Wet areas near outlets and upstands
  • Leaks far from where the stain appears
  • Cold spots on ceilings under the roof

Historic houses like Audley End House, about 1.1 miles west, show how far back building around Saffron Walden goes. Aerial photos and thermal images let an old roof be checked without anyone disturbing it.

Before booking anyone

  • Whether the loft is part of the inspection
  • What happens after the report arrives
  • Which parts of the roof they’ll actually see

What’s in a roof survey

Thermal roof surveys in Saffron Walden: local notes

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Steep or complicated roofs are often hard to see from the ground, which is where aerial photos and thermal images help.

Take a building like R A Butler Infant School: thermal images can show where wet insulation sits under a big flat roof. If you live in an older home near Saffron Walden Baptist Church, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from the air or with a thermal camera helps.

Saffron Walden is about 11 miles north of Bishop's Stortford, in Essex. We carry out thermal roof surveys in Saffron Walden for houses, flats, blocks and commercial buildings. Saffron Walden is one of the places in Essex where we work. You can also see our page for Chelmsford.

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

How the survey changes by roof type

Loft insulation

In the roof space, the camera can pick up gaps and thin areas of insulation. We inspect the loft where it can be reached safely.

GRP fibreglass roofs

GRP roofs are laid over timber boards, so trapped moisture can affect the deck. The camera can help show where to look.

Honest limits

It is a careful look at the roof, not the whole story. The main limits are:

  • Proving moisture from the images alone
  • Clear results when the conditions on the day are poor
  • A formal energy assessment

If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey. What our survey covers.

Roof types and parts we check

  • Commercial roofs
  • Loft conversions
  • Insulated roof spaces
  • Ceilings below the roof
  • Pitched roof slopes
  • Flat roofs

Questions from Saffron Walden

Is there anything to prepare before you come to Saffron Walden?

Very little. Unlock side gates, keep pets in another room and dig out any invoices from past roof work.

Is my home in Saffron Walden listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Do you survey on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To find a day that suits you, call 07833 053749 or send us an email.

How long does the survey take?

It normally takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. We will confirm the timing when booking.

Will thermal imaging find my leak?

Thermal imaging can help, alongside other checks. The results depend on conditions on the day. If the source can’t be confirmed, we will say what could help next, like electronic leak detection.
