What we look for on each type of roof

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We combine a visual check of cracks with the thermal images around them.

Parapets, valleys and junctions

Parapet and valley gutters can overflow inside a building. Thermal images, checked with moisture readings, can help trace it.

How a thermal roof survey works in Wendens Ambo

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging frequently helps most. Patterns can suggest where water is trapped under the covering. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. If you are worried about moisture around outlets and upstands and areas losing heat at the eaves and junctions, we can find out what’s behind it, on loft conversions, pitched roof slopes and commercial roofs alike.

Older buildings in small places like Wendens Ambo may be listed or in a conservation area. A look by drone or thermal camera doesn’t touch the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

What a thermal roof survey looks like in Wendens Ambo

Audley End House, about 1.2 miles north-east, is one of the historic houses in the wider area around Wendens Ambo. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and a good many post-war and modern estates besides. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.

If you look after a building like Joyce Frankland Academy, big roofs are where close-up aerial shots and thermal images show the most at once.

Wendens Ambo questions

How do I find out if my home in Wendens Ambo is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Wendens Ambo within the area you cover?

Yes, Wendens Ambo is on our map. A small place gets exactly the same survey as a big one.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

What happens after the survey?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Does the report include photos?

Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

What we’re asked to look at in Wendens Ambo

Unexplained damp is one of the main reasons people ask for thermal imaging. Water can travel under a roof covering or along timbers before it shows inside. The camera helps narrow the search.

Most people get in touch after spotting something like this:

  • Missing or slipped insulation
  • Damp patches with no obvious cause
  • Patches of heat loss across the roof
  • Cold spots on ceilings under the roof

The streets around a church such as Church of St Mary the Virgin are frequently among the oldest in a place, and if your home is one of the older ones nearby, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

What to check before booking

  • Whether the loft is part of the inspection
  • Their drone registration, if they fly one
  • Whether you get a written report with photos
  • What’s outside the scope of the survey

What’s in a roof survey

What affects the cost of thermal roof surveys

All our prices include VAT. The things that change the price are:

  • Building height and the viewpoints available
  • Which survey package you book
  • The roof’s overall size
  • Extensions, dormers and garages with roofs of their own

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you want to find out.

What we need to know

A little information up front helps. It helps to include:

  • Dates you’re working to, like exchange
  • The style of property, from a terrace to a block
  • Your postcode, so we can check access and travel
  • What’s prompted the survey

A quick phone call is normally the easiest start: ring 07833 053749 or email us, and we will ask about the building and what you need. You’ll have a price before anything is arranged.

How it works

We don’t take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. The survey usually takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. Rural addresses near Wendens Ambo can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. The report sets out the images, what they suggest and what we recommend.

How to prepare

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Leave side gates unlocked
  • Have any paperwork from past roof work to hand
