Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Do not climb onto the roof yourself
  • Clear the loft hatch area before we arrive
  • Keep a record of damp patches and dates
  • Tell us about any leaks or stains you’ve seen

Keep the report with your property records. It gives you something to compare against later, and it can help when you sell.

Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.

How a roof survey works in Steventon End

Roof coverings last a long time, but not for ever. Slate frequently lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. Common reasons to book are valley linings that have cracked or split and slates or tiles that have slipped or broken, on flat roofs, clay and concrete tiles and natural slate.

Somewhere as small as Steventon End, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

What this survey can’t tell you

It is a careful look at the roof, not the whole story. Its limits include:

  • Asbestos testing of any kind
  • Defects hidden under coverings or inside walls without opening up
  • The condition of the rest of the building (that is a RICS home survey)

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. The full list of what we check.

Roof types and parts we check

  • The roof space
  • Natural slate
  • Flat roofs
  • Chimney stacks
  • Ridges, hips and valleys
  • Lead flashings
  • Clay and concrete tiles

Common roof problems in Steventon End

Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside often starts at the top of the stack.

Problems we come across frequently include:

  • Water stains on rafters and ceiling joists
  • Slates or tiles that have slipped or broken
  • Cracked or blistered flat roof coverings
  • Valley linings that have cracked or split

Around Steventon End, as everywhere, small roof faults are simplest to sort before they let water in.

  • Their insurance cover
  • How soon the report will arrive
  • How much experience they have with roofs like yours

What to expect from a roof survey

How we price roof surveys

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • How tall the building is and how easy the roof is to see
  • House, block, shop or office
  • Whether you choose the Basic, Standard or Premium Survey
  • The use of thermal imaging or a drone

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your roof before booking.

Getting in touch

You don’t need to know any roofing terms. It is enough to tell us:

  • Any deadline, like an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • Access details, like a loft hatch or a shared roof
  • What kind of property and roof it is

To book a survey, phone 07833 053749 or email us with the address and what you’d like to know about the roof. You will know the price before anything is booked.

The survey, step by step

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. In a small place like Steventon End, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Advice

Questions from Steventon End

Do you carry out roof surveys in Steventon End?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is Steventon End within the area you cover?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How do I arrange a roof survey in Steventon End?

To book, call 07833 053749 or email us and let us know the address and what you need to know. We will confirm the price and agree a day with you.

Will you check the loft?

If there’s a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

When will the report arrive?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.

What if it rains on the day?

Light rain is typically fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Will the report say how many years my roof has left?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

What a roof survey looks like in Steventon End

Older buildings in Essex often have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

For site and facilities teams at buildings such as Ashdon Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Different roofs, different checks

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. If a specialist is needed, we will say so.

Concrete interlocking tiles

Mortar at ridges and verges often cracks on tiled roofs. We check for loose ridge tiles and missing mortar.
