Roof surveys for homes and businesses in Church End

Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. We’re often asked to look into gaps in the roof where coverings have gone and lifted, split or missing lead flashings, across lead flashings, ridges, hips and valleys and the roof space.

In a village or hamlet like Church End, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

What you get is a clear record of the roof on the day we saw it. It is useful right away, and a good reference for later.

Questions from Church End

I let a flat near Great Chesterford station. Can you check the roof?

Yes, rented property is part of what we cover. Just ring 07833 053749 or email us and let us know about the building.

Will you come out to Church End?

Yes, Church End is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you test for asbestos?

No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What does a roof survey cost?

Prices start from £150, including VAT. You’ll know the exact price before booking, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or send us an email.

Can you look at a roof that is joined to next door?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.

What does a roof survey include?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What we do, step by step

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older roofs in small places like Church End can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Jot down any questions you want answered
  • Unlock side gates and any roof access doors

Before and after the survey

Most of what helps is simple and safe from ground level. A few suggestions:

  • Take photos of any leaks as they happen
  • Do not climb onto the roof yourself
  • Have details of recent roof work to hand
  • Mention any damp patches when you book

File the report with your other home documents. It gives you something to compare against later, and buyers may ask about the roof when you sell.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.

What happens if roof problems are left?

A small roof defect typically gets bigger. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Catching it early means less to put right. In a place like Church End, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Signs you need a roof survey in Church End

The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.

These are some of the problems a survey can pick up:

  • Standing water on a flat roof
  • Gaps in the roof where coverings have gone
  • Worn or blocked valleys
  • Loose ridge or hip tiles

Take a building like Ashdon Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Before booking any roof surveyor

  • When you will get the report
  • Whether the roof space is looked at, where there is one
  • Whether any drone flown is registered with the CAA
  • Whether VAT is added on top

What a good roof survey covers

What affects the cost of roof surveys

When we price a survey, we consider:

  • The roof’s overall size
  • Features like valleys, chimneys, dormers and parapets
  • Height and safe access
  • Whether you choose the Basic, Standard or Premium Survey

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Helping us price your survey

Some details help us recommend the right survey and price. When you contact us, it helps to mention:

  • Any marks or damp showing indoors
  • Whether there is a loft hatch, a shared roof or tricky access
  • The property’s address and postcode
  • When you need the report by

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or email us.

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. About 3.9 miles south-west lies Audley End House, a reminder of how long the area around Church End has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Great Chesterford station may find that a dated record of the roof is useful when planning maintenance across a let. If yours is one of the older homes in the streets near Church of All Saints, old fixings, lead flashings and tall chimneys are typical of older roofs.
