Ashdon questions
Will you come out to Ashdon?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.
Do you carry out roof surveys in Ashdon?
Yes, Ashdon is one of the places we work. The survey and report are the same in Ashdon as anywhere else.
Will you fly a drone over my roof?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
How many surveys have you done?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.
Do you test for asbestos?
No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
Do you give a life expectancy for the roof?
We don’t give a number of years. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.
Roof survey in Ashdon: what you get
Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the roof space where there’s safe access. The report sets out what we found, with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. If you’re worried about loose ridge or hip tiles and valley linings that have cracked or split, a survey will tell you what’s going on.
Older buildings in small places like Ashdon may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Rented homes, blocks and businesses
Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
How the survey works
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours at most homes, and more on a big or complicated roof. Cottages and farmhouses around Ashdon often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a photo-illustrated written report and recommendations.
Before the survey
- Show us where any leaks or stains appear
- Keep pets out of the way during the survey
- Mention any parking restrictions on your street
How to book
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or use the contact form to find out.

Honest limits
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A full building survey of the property
- Defects hidden under coverings or inside walls without opening up
- An exact number of years the roof has left

Ashdon homes and their roofs
With Audley End House about 4.7 miles south-west, Ashdon sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
For site and facilities teams at buildings like Ashdon Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church such as Church of All Saints are frequently among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Ashdon is about 4 miles north-east of Saffron Walden, in Essex. Wherever you are in Ashdon, we can carry out roof surveys at your property, on a weekday, Saturday or Sunday. Across Essex, we cover Ashdon and the places around it. For surveys nearby, see our Chelmsford page.

Tips that help
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Stay off ladders and the roof
- Move stored items away from the loft hatch
- Look for debris in the garden after high winds
- Mention any damp patches when booking
With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. It’s a chance to ask questions about anything in the report.
Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.
Leave it or get it looked at?
Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm. Outbuildings and barns around Ashdon are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You’ll know the price for your roof before booking.
