Pre-purchase roof surveys in Church End

The survey, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes an hour or two at a typical house, with time for the loft where it can be reached. In a hamlet or village like Church End, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. You get a written report with photos and recommendations before you exchange.

How to book

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, call 07833 053749 or email us.

Advice

How a pre-purchase roof survey works in Church End

If you are buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs often passed on through the service charge. We look at as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it’s checked as far as access allows. We survey the roof space, lead flashings and valleys and clay and concrete tiles, and people most often book us about worn or lifted lead flashings and sagging ridge lines or uneven roof slopes.

Older buildings in small places like Church End may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Leave it or get it looked at?

It’s tempting to skip the roof to keep a sale moving. We visit on weekdays, Saturdays and Sundays, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. In a small place like Church End, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Pre-purchase roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

What you get with us

Pre-purchase roof surveys around Church End

Older buildings in Essex often have clay tiles and weatherboarding, and lots of post-war and modern estates besides. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

If you let a flat or house near Great Chesterford station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. With Audley End House about 3.9 miles south-west, the area around Church End has a long history. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. If you live in an older home near Church of All Saints, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What a survey costs

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Chimneys, valleys, parapets and other details
  • Whether it is a home or a commercial building
  • The number of roofs, including extensions and garages
  • Roof area

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

What we need to know

A few details help us recommend the right survey and price. When you contact us, it helps to mention:

  • Anything about access we should know
  • Where any leaks, stains or damp patches show inside
  • Pictures of the roof from a safe spot, if you have them
  • Where the property is, with the postcode

We confirm the price for the job before booking, so you know the cost up front. Our price is from £150, including VAT. To book, ring 07833 053749 or drop us an email.

Questions from Church End

Does a conservation area affect roof work in Church End?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you carry out roof surveys in Church End?

Yes. We survey roofs across London and the South East, and Church End is part of that. Just phone 07833 053749 or use the contact form and let us know about the property.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Should I get a roof survey as well as a RICS home survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and that is where a roof survey helps. It does not stand in for a RICS survey.

Will you climb onto the roof?

Only where it is safe to do so. Much of the inspection is done from ground level, from windows and from the loft space. The Premium Survey adds a drone inspection where applicable.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.

Will you need to get into the loft?

Where possible, yes. We look in the loft space where there’s safe access, and views from upper windows help too. Access is typically arranged through the agent or seller.

Practical tips

A little preparation and a few simple habits help. Some pointers:

  • Ask when the roof was last worked on
  • Check we will be able to get into the loft space
  • Pass the findings to your conveyancer
  • Ask whether there are papers for past roof work

After you move in, keep the report somewhere safe. Deal with the urgent items first, and keep the photos to compare against later. Premium comes with a follow-up after 12 months.

Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air cannot flow.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Rented homes, blocks and businesses

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
