Chimney survey in Church End: what you get

If a chimney looks out of line, it is worth getting it checked. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. Where it may be a structural concern, we’ll recommend a structural engineer. If you are worried about damp patches on chimney breasts and signs that a stack is leaning, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Church End are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

What we are asked to look at in Church End

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.

People normally book a survey when they’ve noticed something like this:

  • Flashings pulling away from the stack
  • Staining on walls around the chimney
  • Cracked or missing flaunching
  • Pots or cowls that look unsafe

If you let a flat or house near Great Chesterford station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Questions to ask before booking

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What’s outside the scope of the survey
  • Whether the loft is part of the inspection
  • Whether the price includes VAT

What to expect from a roof survey

What we can’t see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Conditions inside walls
  • Hidden sides of a shared stack
  • A structural engineer’s assessment

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

What we look at

  • Chimney pots and cowls
  • Flaunching
  • Shared and party-wall stacks
  • Chimney breasts
  • Lead flashings
  • Brick chimney stacks

What happens on the day

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely. Most surveys take an hour or two at most homes, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Church End often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. The findings are written up with photographs and recommendations and emailed to you.

FAQs for Church End

Do you survey roofs for landlords with property near Great Chesterford station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or use the contact form with the address and what you need.

Does a conservation area affect roof work in Church End?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Does the weather affect the survey?

It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.

What does the report include?

It works through the roof part by part, in writing and with photos. Points are put in order of urgency where relevant.

How long will you be at the property?

Time on site depends on the roof, but most surveys take about one to two hours for most homes, a little longer where there are several stacks. The written report follows by email.

What do I do with the report?

We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

How can you see the top of the stack?

We look from the ground, from windows and from the loft where it is safe. Where it applies, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.

What affects the price in Church End

Prices vary from roof to roof, and it comes down to:

  • Which survey package you book
  • The roof’s overall size
  • The use of thermal imaging or a drone
  • Chimneys, valleys, parapets and other details

Chimney survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Church End homes and their roofs

With Audley End House about 3.9 miles south-west, Church End sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Take a building like Ashdon Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church like Church of All Saints are often among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Church End is about 3 miles north-east of Saffron Walden, in Essex. Whether the building in Church End is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book and it will help the survey.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
