Pre-purchase roof survey in Church End
A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, inc. VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Choose the level that suits the home you are buying. Every package comes with a written report, photos and recommendations. If you’re worried about lead that has worked loose at a wall or chimney and gaps where slates or tiles have come loose, we can find out what’s behind it, whatever the roof.
In a smaller place like Church End, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.
Where we cannot see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t.

How we price pre-purchase roof surveys
All our prices include VAT. The things that change the price are:
- Height and safe access
- The size of the roof
- How many separate roofs there are, such as extensions, dormers and garages
- Whether it’s a home or a commercial building
Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and which survey you book.
What we need to know
If you can, have these to hand when you get in touch:
- Anything about access we should know
- Your timetable, like an exchange date
- What made you get in touch
- Where water is showing inside, if it is
Prices start from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or email us with the details.
What you can safely check yourself
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Local roofs and buyers in Church End
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Older buildings in Essex often have clay tiles and weatherboarding, and a good many post-war and modern estates besides. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
If you live in an older home near Parish Church of St Mary the Virgin, the roof may have had decades of patch repairs, and the survey shows where they are. Horham Hall lies about 4.8 miles north-west, so building around Church End goes back a long way. If you are buying an older home nearby, it’s worth knowing whether it’s listed or in a conservation area before you plan any re-roofing. For landlords with property near Stansted Airport station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
Church End is about 1 mile north-east of Great Dunmow, in Essex. Wherever you are in Church End, we can come and survey your property, on a weekday, Saturday or Sunday. Our Essex coverage includes Church End and the places around it. You can also see our page for Chelmsford.

Larger places within reach include Chelmsford (11 miles south-east), Braintree (8 miles east), Harlow (13 miles south-west), Witham (13 miles south-east), Saffron Walden (11 miles north-west) and Halstead (12 miles east).
Local landmarks in Church End
Locally, jobs take us to homes and businesses close to Dunmow St Mary's Primary School and Angel And Harp Public House and the streets around them. The nearest railway station is Stansted Airport station, about 4.5 miles west. Other landmarks nearby include Little Easton Moat (1.6 miles west).
Before and after the survey
There’s plenty you can do without going near the roof. What helps most:
- Let us know your timetable
- Check we’ll be able to get into the roof space
- Ask when the roof was last worked on
- Request records of any re-roofing
You may want to pass the report to your solicitor or conveyancer so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it.
Don’t block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.
What happens if roof problems are left?
Even if you go ahead regardless, knowing the roof’s condition helps you plan. You will know which jobs are urgent and which can wait, so you can plan work before small faults get bigger. In a smaller place like Church End, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further, and water follows.
Every price we give includes VAT. Our price is from £150, including VAT. You will know the price for your survey before you book.

Questions from Church End
How do I find out if my home in Church End is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover smaller places like Church End?
Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Can you inspect my roof with a drone?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
When will the report arrive?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we will help you choose.
Do you need access inside the house?
Where we can, yes. From the loft space we can see staining, timbers and underlay. If access isn’t possible, we note it in the report.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and details are available on request.
Do I have to be there for the survey?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.
The survey, step by step
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes an hour or two for most houses, or half a day or so for a commercial building. A visit to Church End is planned like any other: the time, the access and where to park are agreed beforehand. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- Keep pets out of the way during the survey
- For a flat or shared roof, check access with the building owner or managing agent
- Buyers: confirm access with the estate agent or seller
Arrange a survey
If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or email us when you are ready.
