Pre-purchase roof surveys in Stagden Cross

Pre-purchase roof survey in Stagden Cross: what you get

The best time to book is once your offer has been accepted and before you exchange contracts. That is when the findings are most useful, because nothing is binding yet. We survey on weekdays, Saturdays and Sundays, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Typical surveys look at worn or lifted lead flashings and old water stains in the roof space, across chimney stacks, clay and concrete tiles and natural slate.

Being in a small place like Stagden Cross makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

How it works

Safety comes first on every visit. We inspect what can be seen safely, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two at a typical house, with time for the loft where it can be reached. Older roofs in small places like Stagden Cross can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Practical tips

Nothing here needs a ladder. A few suggestions:

  • For a flat, check who is responsible for the roof
  • Watch for stains or fresh paint on ceilings below the roof
  • Pass the findings to your conveyancer
  • Let us know your exchange date when you book

With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller.

After you move in, have leaves and moss cleared from gutters and valleys, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.

Honest limits

A survey is a careful look at the roof, but it cannot do everything. The main limits are:

  • Defects hidden under coverings or inside walls without opening up
  • Asbestos testing of any kind
  • Whether the price should change, which is between you and the seller

Stagden Cross questions

How do I find out if my home in Stagden Cross is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you cover Stagden Cross?

Yes. We work right across London and the South East, and Stagden Cross is part of that. You can call 07833 053749 or drop us an email with the address and a few details.

How soon is the report ready?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Tell us your exchange date and we’ll help you choose.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Do you need to go inside the property?

If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If we can’t get in, the report says so.

Do I need to be at home?

Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

What if it rains on the day?

It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Stagden Cross homes and their roofs

If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

For an older house near a landmark such as Parish Church of St Mary, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Why get it checked now?

Small roof defects let water in slowly. By the time a stain shows, timber or plaster may already be damp. Finding the cause at the survey stage means you know about it from day one. Older cottages and farmhouses around Stagden Cross can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

When to book a survey in Stagden Cross

Chimneys take the worst of the weather. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. On terraced and semi-detached homes, a stack may be shared with next door, which can affect how any work is arranged.

Things that often lead to a survey include:

  • Sagging ridge lines or uneven roof slopes
  • Bitumen or mortar used in place of proper repairs
  • Flashings that have lifted or split
  • Old water stains in the roof space

In and around Stagden Cross, as anywhere, a roof is easiest to deal with when its problems are found early.
