About our drone roof survey in Stagden Cross

A drone shows the outside of a roof very well, but it can’t see inside. We check the loft from inside where it is safe, because the underside tells its own story. Together, the two give a fuller picture. The report sets out what the drone showed and what we found inside. If there is no safe loft access, the report says so. If you’ve noticed flat roofs on upper floors that hold water and flashings that have come away, a survey will tell you what’s going on, on flat roofs on upper floors, chimney stacks and tall and steep roofs alike.

Somewhere as small as Stagden Cross, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from the ground. Weather and airspace are checked before the visit, and the journey is planned in advance. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible.

Tips from our surveys

You do not need to be a roofer to help. What helps most:

  • Make sure the loft can be reached
  • Expect us to rearrange if it’s too windy or wet
  • Let us know the exact address as you book
  • Make sure there’s room outside for the drone to take off

Premium also includes a 12-month follow-up. It helps you see how the roof has changed over the year.

Every so often, look in the loft space with a torch, keeping to boarded areas. A drone sees the outside, but the loft shows leaks and condensation from below. Take photos of any changes.

Flying and imaging in Stagden Cross

Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help.

If you live in an older home near Parish Church of St Mary, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. For any home in Stagden Cross, it is the small, early fault that is cheapest to put right.

Valleys and parapet gutters

Valleys and parapet gutters are hidden from the street. From above, we can see the linings, the joints and any debris.

Ridges and hips

Wind lifts loose ridge and hip tiles. Finding them early keeps them from coming down.

Questions from Stagden Cross

Does a conservation area affect roof work in Stagden Cross?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Stagden Cross within the area you cover?

Yes, Stagden Cross is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Will I get photos?

Yes. Photos are part of every report, so you can see each point for yourself.

Can you fly a drone in central London?

Parts of central London are restricted, including areas over Hyde Park, the City of London and the Isle of Dogs, where flights need permission from NATS. We check the airspace for your address and apply where needed.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

What do I do with the report?

We email you the written report with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

When you need someone else

To be straight with you, there are limits to any roof survey:

What a survey costs

A few things affect what a survey costs:

  • How big the roof is
  • Whether thermal imaging or a drone is needed
  • Which survey package you book
  • Chimneys, valleys, parapets and other details

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

What to tell us when you contact us

These details help when you contact us:

  • When you need the report by
  • Any stains, drips or damp patches you’ve seen indoors
  • What kind of property and roof it is
  • Where the property is, with the postcode

A quick phone call is typically the easiest start: phone 07833 053749 or send us an email and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.

How the survey works

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely. The survey normally takes between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Around Stagden Cross, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. First, we check the address for flight restrictions.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. Before the flight, we check the conditions and the take-off spot.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. You receive a written report with photos and recommendations.
