How a gutter survey works in Stagden Cross
Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, but we flag anything that could contain it. If you are worried about gutters packed with leaves or moss and sagging gutters and loose brackets, we can find out what’s behind it, whatever the roof.
In a village or hamlet like Stagden Cross, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what isn’t.

FAQs for Stagden Cross
Is my home in Stagden Cross listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Is Stagden Cross in the area you cover?
Yes, Stagden Cross is within the area we cover. We cover the whole of London and South East England. Just call 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.
How many surveys have you done?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.
What insurance do you have?
We’re covered by professional indemnity and public liability insurance.
Can you tell me if my old gutters contain asbestos?
No. We do not carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.
What does the report include?
Written findings with photographs, explaining the condition of the gutter, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
Can the survey be at a weekend?
Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, call 07833 053749 or drop us an email.
What a gutter survey does not cover
In fairness, there are limits to any roof survey:
- What’s hidden inside a downpipe
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- What’s behind fascias and inside walls
If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. The full list of what we check.
What we check
- Valley gutters
- Outlets and hoppers
- Parapet and box gutters
- Eaves gutters
- Downpipes
- Fascias and soffits
What we do, step by step
Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two at a house, depending on how many gutter runs and downpipes there are. For a village or hamlet like Stagden Cross, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- You tell us where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- We look at hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- A report with photos and recommendations follows.
Before we arrive
- Have any paperwork from past roof work to hand
- Point out any leaks or damp patches
- Leave side gates unlocked
Booking a survey
If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.

What happens if roof problems are left?
A gutter clear-out takes the leaves away, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. Outbuildings and barns around Stagden Cross are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

What a gutter survey looks like in Stagden Cross
In Essex, older buildings are often clay-tiled, many with weatherboarding, alongside plenty of post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.
The streets around a church like Parish Church of St Mary are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

DIY checks: what’s safe
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Common roof problems in Stagden Cross
Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.
A survey makes sense if you’ve noticed:
- Valley or box gutters that overflow inside
- Brackets that have dropped or snapped
- Rotten fascias or stained soffits
- Leaks at the gutter joints
For any home in Stagden Cross, it is the small, early fault that is cheapest to put right.
