How a gutter survey works in High Easter

Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that typically means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. Typical surveys look at hoppers and outlets full of debris and joints that drip after rain, across eaves gutters, valley gutters and downpipes.

Older buildings in small places like High Easter may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

What this survey can’t tell you

A survey is a careful look at the gutter, but it cannot do everything. The main limits are:

  • Blockages deep inside downpipes
  • What’s behind fascias and inside walls
  • Underground drains, which need a CCTV drain survey

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What our survey covers.

Roof types and parts we check

  • Downpipes
  • Outlets and hoppers
  • Eaves gutters
  • Parapet and box gutters
  • Valley gutters
  • Fascias and soffits

How the survey works

The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect roughly 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. For a village or hamlet like High Easter, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photographs and recommendations follows.

Before we arrive

  • If it is not your property yet, arrange access through the agent
  • For flats, check roof access has been agreed
  • Have any questions written down, so nothing gets missed

High Easter: your questions answered

Is my home in High Easter listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover smaller places like High Easter?

Yes. High Easter is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Will the survey check for asbestos?

No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

What do I do with the report?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Can you give me structural calculations?

No. We point out what can be seen, like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

What we look for on each type of roof

Box and secret gutters

Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. It’s inspected as far as safe access allows.

What affects the price in High Easter

To price your survey, we look at:

  • The roof’s overall size
  • The package you choose: Basic, Standard or Premium
  • The type of building, from a house to a block or an office
  • Features like valleys, chimneys, dormers and parapets

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

What we need to know

A little information up front helps. Please include:

  • What kind of property and roof it is
  • What’s prompted the survey
  • How the loft is reached, if there is one
  • Pictures of the roof from a safe spot, if you have them

For a price for gutter surveys in High Easter, phone 07833 053749 or send us an email. The address, the type of property and what you need to know help us give you an accurate price.

Leave it or get it looked at?

Clearing gutters removes the debris but it will not explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. Where a roof is exposed, as many are in small places like High Easter, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Why us?

  • Plain-English reports with photos
  • Surveys seven days a week
  • Thermal imaging and drone inspection where they help
  • An independent view of the roof

Local roofs in High Easter

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Common roof problems in High Easter

Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.

Signs worth acting on include:

  • Overflowing valley or parapet gutters
  • Overflowing eaves gutters
  • Gutters full of debris and silt
  • Soffits marked by water

For an older house near a landmark like Parish Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

  • Will the report include photos?
