Helping us price your survey
Getting the details right at the start saves time. It helps to include:
- The type of building and roof, such as pitched or flat
- Your timetable, such as an exchange date
- Whether there is a loft hatch, a shared roof or tricky access
- The reason for the survey, such as buying, a leak or storm damage
Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or email us to find out.
How a gutter survey works in Great Canfield
Eaves gutters at the front of a building are easy to spot, but many aren’t. Valley, parapet, box and secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them, from ground level, from windows, from the roof space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. If you’ve noticed soffits marked by water and leaks at the gutter joints, we can find out what’s behind it, on parapet and box gutters, downpipes and fascias and soffits alike.
In a village or hamlet like Great Canfield, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

FAQs for Great Canfield
Do you cover smaller places like Great Canfield?
Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you survey roofs for landlords with property near Stansted Airport station?
Yes, landlords and letting agents book with us as well as owners. You can ring 07833 053749 or email us with the address and a few details.
What do I do with the report?
You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Will you check the loft?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
Will the survey check for asbestos?
No. We don’t test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Is a CCTV drain survey included?
No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
Why it is worth a survey now in Great Canfield
Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from ground level but hidden gutters are another matter. We inspect as far as it is safe to see and put it in writing. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

How it works
The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes an hour or two at a typical home, or half a day or so for a commercial building. Cottages and farmhouses around Great Canfield often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before we arrive
- Have any questions written down, so nothing gets missed
- Move anything stored under the loft hatch
- Buyers: confirm access with the estate agent or seller

Local roofs in Great Canfield
Historic houses such as Barrington Hall, about 2.9 miles west, show how far back building in the area around Great Canfield goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and lots of post-war and modern estates besides. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you let a flat or house near Stansted Airport station, a dated record of the roof is useful when planning maintenance across a let. The streets around a church such as Parish Church of St Mary are often among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

What we look for on each type of roof
Cast iron gutters
A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.
Box and secret gutters
Box and secret gutters often cause leaks indoors. We look at the outlets, linings and overflows where safe.

Practical tips
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Keep climbers away from the eaves
- Look for green streaks or damp patches on walls
- Check from the ground or a window, not a ladder
- Make sure downpipe clips are holding
Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.
Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.
