High Roding Gutter Survey
We take a careful look at the gutter at your property in High Roding, and put it all in a written report with photos.
- Blocked outlets and hoppers
- Dripping or leaking gutter joints
- Leaking or loose downpipes
Different roofs, different checks
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints as far as we can see them.
Aluminium and other metal gutters
On big buildings, one blocked outlet can affect a long run so outlets get close attention.
Gutter survey in High Roding: what you get
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. We survey on weekdays and at weekends. We’re frequently asked to look into gutters overflowing in heavy rain and blocked outlets and hoppers, across valley gutters, downpipes and parapet and box gutters.
In a small place like High Roding, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Why it is worth a survey now in High Roding
A gutter clear-out takes the leaves away but it will not explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Outbuildings and barns around High Roding are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

How we price gutter surveys
Prices always include VAT. What changes the price is:
- The roof’s overall size
- Commercial roofs and larger buildings
- The use of thermal imaging or a drone
- The package you choose: Basic, Standard or Premium
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Helping us price your survey
When you call or email, these details help:
- The type of building and roof, like pitched or flat
- Photos of the roof, taken safely from the ground or a window
- Dates you are working to, like exchange
- Where the property is, with the postcode
You can call us seven days a week. To book or ask a question, phone 07833 053749 or use the contact form.
What happens on the day
Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey normally takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. Older roofs in small places like High Roding can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.
- We ask about overflows, damp or leaks you’ve noticed.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The loft space is checked for water marks if it is safe to get into.
- We send a written report with photos and clear recommendations.
Preparing for the visit
- Unlock side gates and any roof access doors
- Keep pets out of the way during the survey
- Mention any parking restrictions on your street

Your questions about gutter surveys in High Roding
Will you come out to High Roding?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Can a landlord with a rental near Stansted Airport station book a roof survey?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
What happens after the survey?
You’ll receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Will you photograph what you find?
Yes. The report includes photographs of what we found.
Do you look in the loft space?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Do you climb onto every roof?
Only when it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.
Checking the roof from the ground
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
High Roding homes and their roofs
Older buildings in Essex frequently have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Barrington Hall about 3.4 miles west, High Roding sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
Landlords with a home close to Stansted Airport station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. The streets around a church such as Parish Church of St Mary are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
