Flat roof survey in High Roding

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. If you’ve noticed a sagging deck under the covering and raised blisters across the surface, a survey will tell you what’s going on.

Somewhere as small as High Roding, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we do, step by step

The visit has one job: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes roughly 1–2 hours at a typical home, and more on a big or complicated roof. Somewhere like High Roding needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We check the roof from wherever it can safely be seen.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. The findings are written up with photos and recommendations and emailed to you.

Advice

Common questions in High Roding

Is High Roding within the area you cover?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is my home in High Roding listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you survey commercial flat roofs?

Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.

Will I get photos?

Yes. Photographs are taken throughout the survey, and they go into the written report alongside our recommendations.

How many years has my flat roof got left?

We don’t put a figure on it. As a guide, felt frequently lasts around 15 to 20 years, EPDM frequently 30 to 50 and GRP up to about 30, but your report describes the actual condition.

Can you inspect my roof with a drone?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.

Flat and commercial roofs around High Roding

The wider area around High Roding has a long history of building, with Barrington Hall about 3.4 miles west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Older buildings in Essex frequently have clay tiles and weatherboarding, and a good many post-war and modern estates besides. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

For an older house near a landmark like Parish Church of St Mary, the joins between later flat roofs and the old walls are where problems typically start. If you let a flat or house near Stansted Airport station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Why act early in High Roding

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. Outbuildings and barns around High Roding are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

What a flat roof survey doesn’t cover

It is a careful look at the flat roof, not the whole story. The main limits are:

  • Whether old sheeting or boards contain asbestos
  • A fixed date for when the roof will need replacing
  • Whether the deck or joists are strong enough

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Look for standing water a day after rain
  • Clear roof outlets and gutters each autumn
  • Keep clear of rooflights and fragile roof sheets
  • Have the roof looked at again after a severe storm

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.

  • Which survey package you book

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

  • Any stains, drips or damp patches you’ve seen indoors
  • How the loft is reached, if there is one
  • Why you want a survey: buying, a leak, a storm or new work
