Independent pre-purchase roof surveys in Barnston

Pre-purchase roof surveys for homes and businesses in Barnston

Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. Where a flight is not possible, because of airspace rules or the weather, we tell you and look from ground level, windows and the loft instead. We survey flat-roofed extensions and dormers, chimney stacks and the roof space, and the problems we are asked to look at most are cracked flaunching or crumbling chimney pointing and sagging ridge lines or uneven roof slopes.

Being in a small place like Barnston makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on weekdays and at weekends.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How the survey works

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, from ground level, from windows, in the roof space and by drone where applicable. Most surveys take roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Somewhere as small as Barnston, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

How to prepare

  • Keep pets in another room
  • If the roof is shared, arrange access with whoever manages the building
  • Leave side gates unlocked

Practical tips

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Tips:

  • Watch for stains or fresh paint on ceilings below the roof
  • Ask who repairs the roof under the lease
  • Ask for loft access on the day
  • Book once your offer is accepted

If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s, and we can’t promise any result.

Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.

Your questions about pre-purchase roof surveys in Barnston

How do I find out if my home in Barnston is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Is Barnston in the area you cover?

Yes, Barnston is within the area we cover. We survey roofs across London and South East England. Just phone 07833 053749 or send us an email and let us know about the property.

Can I use the report to negotiate on price?

Yes. The report sets out what we found, with photos, which you can share with the seller or agent. We can’t promise how the seller will respond.

Do you need access inside the house?

Where possible, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. Access is usually arranged through the agent or seller.

What if it rains on the day?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.

Do you survey on Saturdays and Sundays?

Surveys run on any day of the week. To arrange a date, ring 07833 053749 or use the contact form.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Different roofs, different checks

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We say when the covering would need opening up to know more.

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and South East England. Worn or cracked lead lets water straight into the roof, and lead is also a target for theft.

What a pre-purchase roof survey does not cover

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Structural calculations (that’s a structural engineer’s job)
  • Whether the price should change, which is between you and the seller
  • Confirmation of asbestos in cement sheets or soffits

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey. The full list of what we check.

Local roofs and buyers in Barnston

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If yours is one of the older homes in the streets near Church of St Andrew, the roof may have had decades of patch repairs, and the survey shows where they are. In and around Barnston, as anywhere, a roof is easiest to deal with when its problems are found early.

Surveys for landlords and agents in Barnston

Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the survey around it.

What affects the cost of pre-purchase roof surveys

Not every roof costs the same to survey, for these reasons:

  • Basic, Standard or Premium
  • House, block, shop or office
  • The use of thermal imaging or a drone
  • The shape of the roof and its details

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.

Getting in touch

To price your survey accurately, we will ask about:

  • The kind of building and roof involved
  • Dates you’re working to, like exchange
  • The property’s address and postcode
  • Photos of the roof, taken safely from ground level or a window

If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or drop us an email when you’re ready.
