Roof surveys for homes and businesses in Radwinter
Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the loft space where there’s safe access. You get a photo-illustrated written report and recommendations. Where it helps, we say which items are urgent and which can wait. We survey chimney stacks, natural slate and lead flashings, and common reasons people get in touch are loose chimney pots and worn lead at chimneys and abutments.
Older buildings in small places like Radwinter may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Common questions in Radwinter
Is Radwinter in the area you cover?
Yes, Radwinter is one of the places we work. The survey and report are the same in Radwinter as anywhere else, and visits run on weekdays and weekends.
Will you come out to Radwinter?
Yes, Radwinter is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Can you survey in bad weather?
Light rain is normally fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.
Will you fly a drone over my roof?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
What a roof survey doesn’t cover
Before booking, it is worth knowing what a survey will not do:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- How the roof will behave in every kind of weather
- Defects hidden under coverings or inside walls without opening up
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. What a survey covers and doesn’t.
Roof types and parts we check
- Natural slate
- Ridges, hips and valleys
- Clay and concrete tiles
- Lead flashings
- Flat roofs
- Chimney stacks
- The roof space
Roof by roof
Chimney stacks
Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. We will tell you if the flue needs a specialist.
Concrete interlocking tiles
Ridge and verge mortar on concrete tile roofs can crack and fall away. Loose ridges and gaps in the mortar are recorded, as wind can lift them.
The survey, step by step
On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, from the ground, from windows, in the loft space and by drone where it applies. The survey usually takes roughly 1–2 hours for most houses; commercial roofs usually need 3–4 hours. Older roofs in small places like Radwinter can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You get in touch with the address and anything you’ve noticed.
- A visit is booked for a weekday or a weekend.
- The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- Your report arrives by email, with recommendations prioritised by urgency.

Can I check my roof myself?
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Radwinter homes and their roofs
Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you live in an older home near Church of St Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For site and facilities teams at buildings such as Radwinter Church of England Voluntary Aided Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Useful tips for Radwinter property owners
A survey works best with a little help from you, before and after. Some tips:
- Keep a record of damp patches and dates
- Gather any paperwork for past roof work
- File the report with your home documents
- Check the roof from the ground after storms
Keep the report with your property records. It is a useful baseline for future surveys, and it can help when you sell.
Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.
What affects the cost of roof surveys
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- The use of thermal imaging or a drone
- The number of roofs, including extensions and garages
- Chimneys, valleys, parapets and other details
- Building height and the viewpoints available
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both with VAT included. You will know the price for your survey before booking.
