Questions from Cole End

How do I find out if my home in Cole End is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Audley End station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.

Are you insured?

We’re covered by professional indemnity and public liability insurance.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Tell us about it when booking and we’ll explain what’s needed.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Will you climb onto the roof?

Where it is safe, yes. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.

Roof surveys for homes and businesses in Cole End

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. If you’ve noticed ridge tiles that have lifted or moved and valley linings that have cracked or split, we can find out what’s behind it.

In a small place like Cole End, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Why it is worth a survey now in Cole End

Leaks rarely show up right away. Damp spreads through insulation and timber before anything shows below. From inside the roof space, we can often spot it sooner. Older cottages and farmhouses around Cole End can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

Rented homes, blocks and businesses

Landlords, agents and building managers in Cole End and across Essex can book any of our surveys. To discuss a property or a block, call 07833 053749 or send us an email.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Basic, Standard or Premium
  • Height and safe access
  • How many separate roofs there are, such as extensions, dormers and garages
  • Features like valleys, chimneys, dormers and parapets

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Booking your survey

What helps most when you contact us:

  • What made you get in touch
  • The property’s address and postcode
  • How the loft is reached, if there is one
  • The style of property, from a terrace to a block

To arrange a survey, call 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. You will know the price before anything is booked.

What we do, step by step

Every roof is different, but as a rough guide the survey takes between one and two hours for most houses, and about three to four hours for a commercial roof. You’re welcome to ask questions while we’re there. Cottages and farmhouses around Cole End often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from each safe vantage point outside.
  4. Inside, we check the roof space where there’s safe access.
  5. We email a photo-illustrated written report and recommendations.

Before the survey

  • Note where any stains or damp appear
  • Keep pets in another room
  • If it is not your property yet, arrange access through the agent

Advice

Roofs, chimneys and gutters in Cole End

About 2.9 miles west lies Audley End House, a reminder of how long the area around Cole End has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

The streets around a church such as St James' Church are often among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Landlords with a home close to Audley End station may find that the gap between tenancies is a good time to have the roof looked at.

Different roofs, different checks

Natural slate

From the loft, we look at the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs.

Flat roof coverings

Repeated coatings can hide what’s underneath. We say what we can see and when a closer look would need opening up.

What we are asked to look at in Cole End

Some damage starts inside the roof space. Poor ventilation lets condensation build up in the loft, wetting timbers and insulation. It can look like a leak.

We’re frequently asked to look at:

  • Worn or blocked valleys
  • Cracked or blistered flat roof coverings
  • Worn lead at chimneys and abutments
  • Blocked, sagging or leaking gutters

If you look after a building such as Saffron Walden County High School, large buildings have long gutter runs and big roofs that need checking like any other.
