New roof snagging for Greensted Green homes and businesses

New roof snagging in Greensted Green: what you get

Our snagging inspections cover Greensted Green and the rest of London and South East England. Time on site normally takes about 1–2 hours at a typical home, or half a day or so for a commercial building. Everything visible from safe vantage points is checked including by drone where it applies. A photo report follows. Visits can be on weekdays, Saturdays or Sundays. We survey new-build homes, new flat roofs and replacement roofs, and the problems we’re asked to look at most are gaps at new flashings and offcuts and broken tiles left behind.

For a small place like Greensted Green, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked seven days a week.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the new roof, the defects we found and what we recommend.

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • File all paperwork for the new roof
  • Check lower roofs and walls after scaffolding comes down
  • Put any issues to your roofer in writing
  • Watch for gutters overflowing in rain

Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. If a payment is due soon, choose the package that fits.

Note the end date of any defects or warranty period. Arrange an inspection in good time so there is time to raise anything.

What affects the cost of new roof snagging

The price reflects the time and kit the roof needs. The main factors are:

  • How big the roof is
  • Extensions, dormers and garages with roofs of their own
  • How tall the building is and how easy the roof is to see
  • House, block, shop or office

Prices quoted always include VAT, and the report isn’t charged as an extra. New roof snagging starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Booking your survey

Here’s what helps us most when you get in touch:

  • Your timetable, like an exchange date
  • Anything about access we should know
  • Where the property is, with the postcode
  • Where any leaks, stains or damp patches show inside

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.

Greensted Green questions

Is my home in Greensted Green listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Greensted Green within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Do you get involved if the roofer disagrees with the report?

No, we report on the roof and don’t take sides. Disputes are between you and whoever did the work though our report gives you the facts we saw.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Rented homes, blocks and businesses

We survey roofs for letting agents and landlords as well as householders. A written report with photos gives you a clear record of the new roof, useful for planning maintenance.

Letting agents can arrange access with tenants. We survey seven days a week, which helps when tenants work during the week.

What we can’t see

Some things cannot be seen without opening up the roof, so a survey has limits:

  • What’s under the new coverings
  • Pricing the remedial work
  • How the roof will perform for years to come

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and does not.

What this survey covers

  • Ridges and verges
  • Replacement roofs
  • Loft conversions and dormers
  • New-build homes
  • New flat roofs
  • Flashings and valleys

How the survey works

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. In a small place like Greensted Green, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First, you let us know what the roofer did and any concerns you have.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it is visible.
  4. We look in the roof space, where there is safe access, and around the property for debris or damage.
  5. The snags are written up with photos for you to share with your roofer.

Before the survey

  • Dig out any old roof reports or invoices
  • Check the loft hatch can be reached
  • Unlock side gates and any roof access doors

Advice

New roof snagging around Greensted Green

Historic houses like Hill Hall, about 3.2 miles south-west, show how far back building in the area around Greensted Green goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

What we are asked to look at in Greensted Green

Owners often get in touch when the finish looks uneven or a leak appears. Others just want an independent check before paying before signing off the job.

A survey makes sense if you’ve noticed:

  • Vents that weren’t fitted or are covered
  • Loose or badly finished ridge tiles
  • Verge tiles or slates not secured
  • Cracked lower roofs or marked walls after the work

Take an older house close to Greensted Church: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
