What new roof snagging looks like in Bovinger

With Hill Hall about 4.3 miles south-west, Bovinger sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Older buildings in Essex often have clay tiles and weatherboarding, and a good many post-war and modern estates besides. For a purchase or a newly finished roof, the materials decide which details matter most.

Take an older house close to Church of St Germain: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

How new roof snagging works in Bovinger

A new roof needs to breathe. Where vents have been fitted at the ridge or eaves, we check them, and check the roof space for signs of condensation. What we see goes in the report. Without enough airflow, a roof space can suffer from condensation, which is easier to put right while the roofer is still involved. We record what we see. Typical surveys look at tiles or slates sitting out of line and underlay ending short at the eaves, on ridges and verges, loft conversions and dormers and flashings and valleys.

Being in a small place like Bovinger makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them when booking. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on any day of the week.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

Different roofs, different checks

Ridges, hips and verges

Loose ridge or hip tiles are a common snag. They’re recorded with photos.

Slate roofs

Broken slates left on a new roof are a common snag. We record any we can see.

The survey, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. Older rural homes like those around Bovinger can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. The loft space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

What affects the price in Bovinger

Not every roof costs the same to survey, for these reasons:

  • Which survey package you book
  • Features like valleys, chimneys, dormers and parapets
  • Extensions, dormers and garages with roofs of their own
  • The roof’s overall size

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

Getting in touch

If you can, have these to hand when you get in touch:

  • Your timetable, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them
  • The address and postcode of the property
  • The style of property, from a terrace to a block

A quick phone call is typically the easiest start: ring 07833 053749 or use the contact form. The price is agreed before a date is set.

Leave it or get it looked at?

Photographs from the ground rarely show the detail. We get as close a view as safe access allows using a drone where it applies. Older cottages and farmhouses around Bovinger can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Common questions in Bovinger

Does a conservation area affect roof work in Bovinger?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Bovinger?

Yes, Bovinger is on our map. A small place gets exactly the same survey as a big one.

Which parts of the roof does snagging cover?

Everything we can see safely, from the ridge and verges down to the eaves and gutters. The roof space is checked where there is safe access, and we note any mess or damage left after the work.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

Can you inspect the roof on a new-build home?

Yes, the inspection works the same as for a re-roof. You get a photo report of any snags to raise with the builder.

Do you get involved if the roofer disagrees with the report?

No, our role is to record the roof’s condition. Disputes are between you and whoever did the work, and you may want legal advice for that.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we will agree the details when you book.

What new roof snagging doesn’t cover

In fairness, a roof survey has limits:

  • Estimates of what fixes will cost
  • Details hidden from sight
  • Fixings and underlay hidden under the coverings

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey before booking. What our survey covers.
