New roof snagging for Foxash Estate homes and businesses

What new roof snagging looks like in Foxash Estate

Foxash Estate lies within about 3 miles of the sea, where sea air brings more salt and stronger wind than inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, so exposed details get a careful look whether you’re buying or signing off new work. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside lots of post-war and newer estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

The streets around a church such as Church of St Mary are frequently among the oldest in a place, and if you own one of the older houses nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you own a rental within reach of Manningtree station, a written report helps before buying a rental or paying for a new roof on one. Historic houses such as Castle House, about 1.2 miles north, show how far back building around Foxash Estate goes. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.

Foxash Estate is about 6 miles north-east of Colchester, in Essex. Whether the building in Foxash Estate is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. We cover towns and villages across Essex. For surveys nearby, see our Chelmsford page.

How new roof snagging works in Foxash Estate

We check the coverings, ridges, verges, hips and valleys plus flashings and roof ventilation. At the eaves we check how the underlay is dressed into the gutter, where it can be seen, and we check the gutters too. The report sets out what we found with photographs. We also note debris left behind and any damage to other parts of the building. If you’ve noticed offcuts and broken tiles left behind and loose flashings at walls or chimneys, we can find out what’s behind it, whatever the roof.

Being in a small place like Foxash Estate makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

If any part of the new roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we do, step by step

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey typically takes roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Older rural homes like those around Foxash Estate can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First, you let us know what the roofer did and any concerns you have.
  2. The coverings, ridges, hips and verges are checked as far as can safely be seen.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. The snags are written up with photos for you to share with your roofer.

Advice

Common questions in Foxash Estate

Does being near the coast affect roofs in Foxash Estate?

It can do. Foxash Estate is within about 3 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Is Foxash Estate within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you test for asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Will you check every nail and clip?

No. We don’t open up the new roof, so fixings under the coverings can’t be checked. We note what couldn’t be seen.

Landlords, agents and block managers in Foxash Estate

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you contact us and we’ll plan the visit with that in mind.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Honest limits

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Whether the roof will leak in future
  • Details hidden from sight
  • Fixings and underlay hidden under the coverings

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before booking. What our survey covers.

What we check

  • Loft conversions and dormers
  • Ridges and verges
  • Flashings and valleys
  • New flat roofs
  • New-build homes
  • Replacement roofs

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

How the survey changes by roof type

Underlay and ventilation

The underlay should be dressed into the gutter at the eaves to carry water off. We check it where it’s visible.

Valleys

We check valley linings for splits and poor laps as far as safe access allows.

What affects the cost of new roof snagging

To price your survey, we look at:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The size of the roof
  • Basic, Standard or Premium
  • Commercial roofs and larger buildings

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Booking your survey

These details help when you contact us:

  • The reason for the survey, such as buying, a leak or storm damage
  • Your postcode, so we can check access and travel
  • Pictures from the garden or a window, if you have them
  • The type of building and roof, like pitched or flat

Our phone lines are open seven days a week. For a price or to book, ring 07833 053749 or email us.
