Gutter surveys around Foxash Estate
Foxash Estate is within about 3 miles of the coast, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside a good many post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first.
Castle House lies about 1.2 miles north, so building around Foxash Estate goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs. If you let a flat or house near Manningtree station, a dated record of the roof is useful when planning maintenance across a let. If you look after a building such as Manningtree High School, a written record of a large roof helps plan work for the holidays rather than in term time.

Gutter survey in Foxash Estate
Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether overflows are working. The photographs show you exactly what we found. Blocked gutters are easy to put off but it rarely improves. We are frequently asked to look into water spilling over the gutter edge and joints that drip after rain, on fascias and soffits, valley gutters and parapet and box gutters.
In a village or hamlet like Foxash Estate, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Practical tips
Over many surveys, some simple habits stand out:
- Check for spilling water in a downpour
- Check that downpipes are firmly fixed to the wall
- Don’t climb a ladder to look in the gutters
- Get trees that overhang the gutters trimmed
You receive a written report with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they know what needs doing.
Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Less debris means fewer blocked outlets.
Different roofs, different checks
Plastic (uPVC) gutters
Older plastic gutters can turn brittle and crack. We check joints, brackets and the line of each run.
Box and secret gutters
Hidden gutters are a common source of leaks inside. We check the outlets, linings and overflows where safe.
What affects the price in Foxash Estate
The price reflects the time and kit the roof needs. The main factors are:
- Whether you choose the Basic, Standard or Premium Survey
- Extensions, dormers and garages with roofs of their own
- Building height and the viewpoints available
- Whether thermal imaging or a drone is needed
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.
Getting in touch
A little information up front helps. It helps to include:
- Pictures of the roof from a safe spot, if you have them
- The style of property, from a terrace to a block
- Any deadline, such as an exchange date
- Anything about access we should know
Getting a price is simple: just ring 07833 053749 or drop us an email, tell us about the property and we will explain which survey suits. We confirm the price before anything is booked.
Honest limits
Some things can’t be seen without opening up the roof, and that sets some limits:
- Blockages deep inside downpipes
- Asbestos testing of old gutters, downpipes or soffits
- Pipes below ground level

- Parapet and box gutters
How it works
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere like Foxash Estate needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Before the survey
- Move anything stored under the loft hatch
- If you’re buying, check with the agent that we can get in
- Unlock side gates and any roof access doors

Advice
FAQs for Foxash Estate
Is Foxash Estate within the area you cover?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.
Do you survey roofs for landlords with property near Manningtree station?
Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or send us an email with the address and what you need.
Is this a RICS survey?
No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
Will you check the loft?
Typically, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
How much time does the visit need?
It normally takes between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building. We will give you an idea when booking.
What happens next?
You will get the report by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
For landlords and managing agents
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps when budgeting.
