Flat roof survey in Foxash Estate
Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so please phone 07833 053749 or email us with the address and an idea of the roof’s size. We survey single-ply membranes, upstands and outlets and GRP fibreglass, and the problems we’re asked to look at most are outlets that hold water back and blistering in felt or asphalt.
Somewhere as small as Foxash Estate, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.
The report is written in plain words, so you do not need to be a roofer to follow it. Photographs show what each point refers to.

- Any need for thermal images or a drone flight
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We will tell you which package suits the questions you have.
What we need to know
To price your survey accurately, we will ask about:
- Any photos you have, taken from ground level or a window
- The type of building and roof, such as pitched or flat
- Any deadline, like an exchange date
- Anything about access we should know
To arrange a survey, phone 07833 053749 or send us an email and tell us the address and what’s prompted the survey. You will know the price before anything is booked.
What we do, step by step
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely. The survey normally takes an hour or two for a small flat roof at home, and longer for a large commercial one. Around Foxash Estate, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from ground level, windows and the roof where it is safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photos and recommendations, comes to you by email.
How to prepare
- Move anything stored under the loft hatch
- If you’re buying, check with the agent that we can get in
- Keep pets inside or away from the areas we are looking at
Book a survey
If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To get started, ring 07833 053749 or drop us an email.
Advice
Flat roof surveys in Foxash Estate: local notes
Foxash Estate is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Castle House, about 1.2 miles north, is one of the historic houses in the wider area around Foxash Estate. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
If your house is among the older ones in the streets near Church of St Mary, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Landlords with a home close to Manningtree station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.
Foxash Estate is about 6 miles north-east of Colchester, in Essex. Surveys in Foxash Estate work the same way as everywhere we cover: a careful inspection, photographs and a written report. Our Essex coverage includes Foxash Estate. We also survey roofs in Chelmsford.

What else we do in Foxash Estate
Should I look at the roof myself first?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Tips from our surveys
From years of surveys, a few habits stand out:
- Look for standing water a day after rain
- Keep records of when the roof was laid and what work has been done
- Keep clear of rooflights and fragile roof sheets
- Watch the ceilings below the flat roof for stains
Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on the findings.
Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.
What we look for on each type of roof
EPDM rubber
EPDM is a synthetic rubber membrane, frequently laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.
Felt and built-up roofs
On felt, the upstands and edge details often fail before the main surface. We check each one and photograph any that have split or pulled away.
FAQs for Foxash Estate
Is the coastal weather around Foxash Estate hard on roofs?

Signs you need a flat roof survey in Foxash Estate
Water that does not drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Where trees are close by, leaves and silt can block an outlet within a single autumn.
A survey can pick up problems such as:
- Edge trims that have lifted or split
- Failed seals around rooflight kerbs
- Dips that suggest the deck is deflecting
- Pools of water lying on the roof
If you look after a building like Manningtree High School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
