About our flat roof survey in Tiptree

A flat roof leak often travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. We’re frequently asked to look into ponding water that doesn’t drain away and blisters and bubbles in the covering, across EPDM rubber, felt flat roofs and mastic asphalt.

Flat roofs in smaller places like Tiptree can be more exposed, particularly where nothing shelters them, where wind can catch loose edges and trims. Felt and bitumen also age in strong sun. The signs are splits, blisters and edges coming away, along with water that sits after rain. Standing water that lingers for days after rain is another sign worth watching for.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What a survey costs

We confirm the exact price before booking. These are the things that affect it:

  • If the survey needs thermal imaging or a drone
  • Basic, Standard or Premium
  • The size of the roof
  • How complicated the roof is, with its valleys, chimneys and parapets

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

What we need to know

Getting the details right at the start saves time. It helps to include:

  • What kind of property and roof it is
  • Why you want a survey: buying, a leak, a storm or new work
  • Any marks or damp showing indoors
  • Whether there’s a loft hatch, a shared roof or tricky access

Flat roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or use the contact form with the details.

What happens on the day

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes about one to two hours at most homes, while a commercial roof takes nearer three to four hours. Parking around Tiptree is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Preparing for the visit

  • Jot down any questions you want answered
  • Let us know about parking before the day
  • Dig out any old roof reports or invoices

What a flat roof survey looks like in Tiptree

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and lots of post-war and modern estates besides. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. About 2.1 miles east lies Layer Marney Tower, a reminder of how long the area around Tiptree has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building such as St Luke's Church of England Controlled Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. For landlords with property near Kelvedon station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you live in an older home near Church of St Luke, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Before and after the survey

There is plenty you can do without going near the roof. What helps most:

  • Ask contractors to protect the roof if they work on it
  • Never stand on rooflights or fragile sheeting
  • Note the date and type of any roof work
  • Clear roof outlets and gutters each autumn

Once we’ve been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.

How the survey changes by roof type

Mastic asphalt

With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We check how the covering is finished around each rooflight and upstand.

Questions from Tiptree

Is my home in Tiptree listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Will you come out to Tiptree?

Yes. Tiptree is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Does someone need to be in?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Do you survey commercial flat roofs?

Yes. Commercial and residential flat roofs are both covered. A commercial roof normally takes about 3 to 4 hours on site, longer if it is large or complex, with larger roofs quoted on their size.

What happens if roof problems are left?

A small split in a flat roof is usually a modest job when it is found early. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. Around Tiptree, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

Prices quoted always include VAT, and the report isn’t charged as an extra. Flat roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.
