How a flat roof survey works in Windmill Hill

Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we will recommend a structural engineer. Common reasons to book are water getting in at rooflights and standing water left after rain, on EPDM rubber, upstands and outlets and single-ply membranes.

Somewhere as small as Windmill Hill, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How we price flat roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Commercial roofs and larger buildings
  • The size of the roof
  • Any need for thermal images or a drone flight

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • The address and postcode of the property
  • What’s prompted the survey
  • Access details, like a loft hatch or a shared roof
  • Any deadline, such as an exchange date

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or use the contact form.

Roof by roof

Mastic asphalt

Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. We look closely at each of those details.

What we are asked to look at in Windmill Hill

Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. People typically call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

These are some of the problems a survey can pick up:

  • Failed seals around rooflight kerbs
  • Splits, cracks and crazing
  • Outlets that hold water back
  • Failed upstands where the roof meets a wall

If you look after a building such as Baynards Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Before booking anyone

  • Whether the inside of the roof is included
  • What experience they bring
  • Their drone registration, if they fly one
  • Which viewpoints they use to see the roof

What to expect from a roof survey

Flat roof surveys around Windmill Hill

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. The wider area around Windmill Hill has a long history of building, with Layer Marney Tower about 2.9 miles east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Kelvedon station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. Take an older house close to Parish Church of All Saints (inworth): any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What this survey can’t tell you

It helps to know what a survey won’t do before booking:

  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • Whether the deck or joists are strong enough
  • Hidden layers beneath the covering

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. What our survey covers.

What this survey covers

  • Single-ply membranes
  • Felt flat roofs
  • EPDM rubber
  • GRP fibreglass
  • Upstands and outlets
  • Mastic asphalt

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photos as we go and make notes for the report. It normally takes about one to two hours at most homes, or half a day or so for a commercial building. Older roofs in small places like Windmill Hill can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • Leave a clear route to the loft
  • Make sure we can get to the back of the property
  • Keep pets out of the way during the survey

Advice

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Your questions about flat roof surveys in Windmill Hill

Do you carry out roof surveys in Windmill Hill?

We do. The survey and report are the same in Windmill Hill as anywhere else.

Will you come out to Windmill Hill?

Yes, Windmill Hill is covered. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

Can you test old roof sheets for asbestos?

Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

How do I arrange a flat roof survey in Windmill Hill?

To arrange a survey, call 07833 053749 or email us and tell us the address and what you need to know. We will confirm the price and agree a day with you.

What’s in the survey report?

Written findings with photographs, covering the condition of the flat roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Can you give me structural calculations?

No. We note visible signs like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

Do you survey commercial flat roofs?

Yes. Commercial and residential flat roofs are both covered. A commercial roof usually takes about 3 to 4 hours on site, longer if it is large or complex, with larger roofs quoted on their size.
