Roof survey in Windmill Hill: what you get

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Each one comes with a written report. We’re often asked to look into worn lead at chimneys and abutments and water stains on rafters and ceiling joists, across flat roofs, clay and concrete tiles and ridges, hips and valleys.

Some older homes in villages like Windmill Hill are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

When to book a survey in Windmill Hill

Every roof takes years of rain, wind, sun and frost. Strong gusts work at anything that is not firmly fixed, and rain finds any gap it can. What starts as one slipped slate can become a leak.

Typical things we’re asked to look at include:

  • Water stains on rafters and ceiling joists
  • Lifted, split or missing lead flashings
  • Worn or blocked valleys
  • Standing water on a flat roof

If you own a rental within reach of Kelvedon station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What to check before booking

  • Whether you can ask questions once you have the report
  • Is VAT included in the price?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether they hold professional indemnity and public liability insurance

What a roof survey includes

When you need someone else

A survey is a proper look at the roof, but it can’t do everything. Its limits include:

  • The condition of the rest of the building (that’s a RICS home survey)
  • Asbestos testing of any kind
  • Defects hidden under coverings or inside walls without opening up

If in doubt, ring 07833 053749 or email us and we’ll point you to the right survey. What our survey covers.

What we look at

  • The roof space
  • Flat roofs
  • Chimney stacks
  • Ridges, hips and valleys
  • Natural slate
  • Lead flashings
  • Clay and concrete tiles

Roof surveys in Windmill Hill: local notes

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Older buildings in Essex often have clay tiles and weatherboarding, and plenty of post-war and modern estates besides. Knowing the covering helps explain which parts of a roof are likely to need work first.

Trees in and around Tiptree Parish Field shed leaves that can end up in nearby gutters. If you look after a building such as Baynards Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Practical tips

These tips come from what we see on roofs every week:

  • Clear the loft hatch area before we arrive
  • Mention any damp patches when you book
  • Watch for slipped slates after bad weather
  • Leave roof access to professionals

With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. It’s a chance to ask questions about anything in the report.

Keep the roof space ventilated. Condensation builds up when air can’t move, and it can wet timbers and insulation. Keep insulation clear of eaves vents.

What happens if roof problems are left?

Before you put a home on the market, it helps to know the roof’s condition. You will know what a buyer’s survey might pick up. Outbuildings and barns around Windmill Hill are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Windmill Hill questions

Do you survey roofs for landlords with property near Kelvedon station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or drop us an email with the address and what you need.

How do I find out if my home in Windmill Hill is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover Windmill Hill for roof surveys?

Yes. We survey roofs in Windmill Hill and the rest of Essex, as part of our work across London and South East England. For a price, ring 07833 053749 or send us an email.

What if it rains on the day?

It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Can you survey a roof I share with a neighbour?

Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.

Do you inspect the roof from on top?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.

How the survey works

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey normally takes between one and two hours for most homes, depending on how many separate roofs there are. Rural addresses near Windmill Hill can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photos and recommendations.

Before we arrive

  • If you’re buying, let the agent know when we’re coming
  • Tell us where we can park nearby
  • Check pets are kept safely away
