Roof surveys for homes and businesses in Kelvedon
Roof coverings last a long time, but not for ever. Slate frequently lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. If you’ve noticed gaps in the roof where coverings have gone and condensation or damp timbers in the loft, a survey will tell you what’s going on, on chimney stacks, clay and concrete tiles and the roof space alike.
Houses in smaller places like Kelvedon can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A close look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What affects the cost of roof surveys
To price your survey, we check:
- The use of thermal imaging or a drone
- House, block, shop or office
- Chimneys, valleys, parapets and other details
- Extra roofs, like extensions, dormers or garages
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.
Getting in touch
A little information up front helps. Please include:
- Where any leaks, stains or damp patches show inside
- Photos of the roof, taken safely from ground level or a window
- What made you get in touch
- What kind of property and roof it is
Photos help, if you have them. Pictures from ground level or a window are fine. To send them or to book, phone 07833 053749 or send us an email.
Tips that help
Over many surveys, some simple habits stand out:
- Do not climb onto the roof yourself
- Gather any paperwork for past roof work
- Photograph stains when they appear
- Move stored items away from the loft hatch
Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. You can ask us about anything that is not clear.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.
What we look for on each type of roof
Flat roof coverings
Felt flat roofs often last around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check its condition and the signs of age.
Clay plain and peg tiles
Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.
What a roof survey looks like in Kelvedon
With Layer Marney Tower about 4.2 miles east, Kelvedon sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
If you live near a park such as Brockwell Meadows, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. If you look after a building such as Kelvedon St Mary's Church of England Primary Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Landlords with a home close to Kelvedon station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Common questions in Kelvedon
Do you survey roofs for landlords with property near Kelvedon station?
Yes, rented property is part of what we cover. Just ring 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.
Will you come out to Kelvedon?
We do. A small place gets exactly the same survey as a big one.
Do you give a life expectancy for the roof?
We do not give a number of years. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.
Can you survey a roof I share with a neighbour?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it when you book and we’ll explain what’s needed.
What’s covered in a roof inspection?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What you can safely check yourself
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
What we do, step by step
Every roof is different; as a rough guide, the survey takes about 1–2 hours for most homes, depending on how many separate roofs there are. You are welcome to ask questions while we are there. Parking around Kelvedon is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photos and recommendations.
Preparing for the visit
- Keep pets inside or away from the areas we’re looking at
- For flats, check roof access has been agreed
- Find any records of previous roof work
