Gutter surveys in Kelvedon

Gutter surveys for homes and businesses in Kelvedon

Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from everything that’s safely in view. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. If you’ve noticed leaking or loose downpipes and soffits marked by water, a survey will tell you what’s going on, whatever the roof.

Around Kelvedon, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Surveys for landlords and agents in Kelvedon

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Kelvedon: your questions answered

Is my home in Kelvedon listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

I let a flat near Kelvedon station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

What do I do with the report?

You’ll get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

How do I book a survey in Kelvedon?

To arrange a survey, ring 07833 053749 or drop us an email and tell us the address and what you want to find out. We’ll confirm the price and agree a day with you.

Is Kelvedon in your area?

Yes. We cover Kelvedon and the rest of Essex, as part of our work across London and the South East. For a price, ring 07833 053749 or email us.

Why get it checked now?

Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone will not solve it. A gutter survey helps rule the rainwater system in or out. On a bungalow or cottage around Kelvedon, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Include valley, parapet and box gutters when clearing
  • Check the loft with care after heavy rain
  • Do not climb a ladder to look in the gutters
  • Note any damp stains below the gutters

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

Different roofs, different checks

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and split. We look at the joints, brackets and falls.

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order where it is safe to see them. Lead is also a target for theft.

The survey, step by step

The aim of the visit is simple: to see as much of the gutter as can be seen safely and record it clearly. Notes and photos go into the written report. The visit typically takes about 1–2 hours for a house, though large, tall or awkward roofs take more time. For a survey in Kelvedon, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

How to prepare

  • Find any records of previous roof work
  • Have any questions written down, so nothing gets missed
  • Check pets are kept safely away

Gutter surveys around Kelvedon

In Essex, older buildings are frequently clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Layer Marney Tower, about 4.2 miles east, is one of the historic houses in the wider area around Kelvedon. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you live in an older home near Parish Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Kelvedon station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live near a park such as Brockwell Meadows, or anywhere with mature trees, autumn leaves can block gutters and valleys.
