Pre-purchase roof surveys for Windmill Hill homes and businesses

About our pre-purchase roof survey in Windmill Hill

A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, including VAT. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Choose the level that suits the home you’re buying. All three include a written report with photos and recommendations. We survey the roof space, natural slate and chimney stacks, and people most frequently book us about standing water on a flat extension roof and signs of past leaks inside the loft.

Somewhere as small as Windmill Hill, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Windmill Hill questions

How do I find out if my home in Windmill Hill is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you carry out roof surveys in Windmill Hill?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Do I need a roof survey if I’m having a RICS survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and that is where a roof survey helps. It is not a replacement for a RICS survey.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Does your survey replace a RICS home survey?

No. It’s a roof survey by an experienced roof surveyor, with a written report and photos. It does not cover the rest of the property, which a RICS survey does.

Do you use drones?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email, with photographs.

Local roofs and buyers in Windmill Hill

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside plenty of post-war and newer estates. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Historic houses such as Layer Marney Tower, about 2.9 miles east, show how far back building in the area around Windmill Hill goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as Parish Church of All Saints (inworth), the roof may have had decades of patch repairs, and the survey shows where they are.

Useful tips for Windmill Hill property owners

Here are a few things we’d tell any owner:

  • Look for fresh paint on upstairs ceilings at viewings
  • Do not leave it until just before exchange
  • Ask for any paperwork for recent roof work
  • Give your solicitor a copy of the report

If you want quotes for the work, roofers can work from the report. The photos show the defects and where they are, so each quote covers the same ground.

After strong winds, look at the roof from the ground. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.

When to book a survey in Windmill Hill

Asbestos was banned in UK construction in 1999. It is frequently found in cement sheets, soffits and flue pipes. We don’t test for it or carry out asbestos surveys, but our report flags materials that could contain it so a specialist asbestos surveyor can check before anything is disturbed.

Here are some of the things we see often:

  • Slipped or missing slates and tiles
  • Bitumen or mortar used in place of proper repairs
  • Roof slopes that look uneven or sagging
  • Loose pots and cracked flaunching

For landlords with property near Kelvedon station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Questions to ask before you book

  • Is there a chance to talk the report through?
  • Is VAT included in the price?
  • Whether you get a written report with photos
  • Their report turnaround times

What’s in a roof survey

The survey, step by step

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere like Windmill Hill needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. We agree a time and how we will get in, including the loft.
  3. The roof is inspected from every safe viewpoint, inside and out.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

How to prepare

  • Agree roof access with the managing agent if it is shared
  • Have any paperwork from past roof work to hand
  • Keep pets in another room

Booking a survey

What we look for on each type of roof

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We look for lead that has lifted, split or been patched over.

Natural slate

Natural slate can last 100 years or more, but the nails holding it corrode long before that. When slates start to slip, corroded nails are often the reason, and we note how widespread it looks.

Landlord and commercial surveys in Windmill Hill

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant ahead of time.

When you need someone else

To be straight with you, there are limits to any roof survey:

  • Confirmation of asbestos in cement sheets or soffits
  • Structural calculations (that’s a structural engineer’s job)
  • Anything beyond the roof, which a full home survey covers

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before you book. What our survey covers.
