Questions from Tiptree Heath
Does being near the coast affect roofs in Tiptree Heath?
It can do. Tiptree Heath is within about 5 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Is my home in Tiptree Heath listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Do I need a roof survey if I’m having a RICS survey?
It’s your choice, but the two do different jobs. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.
Do you go up on the roof?
When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.
How soon is the report ready?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photos.
Can I take the findings back to the seller?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller.
Pre-purchase roof survey in Tiptree Heath: what you get
A full home survey looks at the whole property, and the roof is only one part of it. Our survey is not a RICS survey, and it doesn’t replace one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both. If you’ve noticed old water stains in the roof space and ponding, blisters or splits on a flat roof, we can find out what’s behind it, whatever the roof.
Somewhere as small as Tiptree Heath, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
Where we cannot see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
How it works
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Older rural homes like those around Tiptree Heath can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- Inside, we check the loft space and look at the roof from windows.
- You get a report with photos and recommendations before you exchange.
Before the survey
- Dig out any old roof reports or invoices
- Keep pets out of the way during the survey
- Make sure the loft hatch can be reached

What we look for on each type of roof
Flat roofs
Flat roofs on extensions, dormers and garages are easy to forget about. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We look for signs of age and failure.
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Splits in a lead valley send water inside, and missing lead is not unknown, as it’s a target for thieves.
For landlords and managing agents
If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or email us with the addresses.
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Why act early in Tiptree Heath
Even if you go ahead regardless, knowing the roof’s condition helps you plan. The report shows what needs doing first, so you can plan work before small faults get bigger. Outbuildings and barns around Tiptree Heath are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

What a pre-purchase roof survey looks like in Tiptree Heath

A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Older buildings in Essex often have clay tiles and weatherboarding, alongside lots of post-war and newer estates. For a purchase or a newly finished roof, the materials decide which details matter most.
