Layer Marney Pre-Purchase Roof Survey
A roof survey before you buy a house or flat for Layer Marney and the rest of Essex. We survey seven days a week.
- Blocked or leaking gutters
- Blistered or split felt on a flat roof
- A ridge or slope that dips
DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
How a pre-purchase roof survey works in Layer Marney
We survey roofs for buyers in Layer Marney and across London and the South East. Whether it is a terrace, a semi, a detached house or a flat, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, call 07833 053749 or drop us an email. We survey flat-roofed extensions and dormers, lead flashings and valleys and gutters and downpipes, and the problems we are asked to look at most are bitumen or mortar used in place of proper repairs and damp timbers or stains in the loft.
Older buildings in small places like Layer Marney may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it is worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What happens on the day
Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Around Layer Marney, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

Questions from Layer Marney
Is Layer Marney in the area you cover?
We do. The survey and report are the same in Layer Marney as anywhere else, and visits run on weekdays and weekends.
Does a conservation area affect roof work in Layer Marney?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Can you survey in bad weather?
Light rain is usually fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
How long does the survey visit take?
It typically takes an hour or two for most houses, and longer for a large or complex roof. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Can I take the findings back to the seller?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision.
Is a roof survey worth having alongside a home survey?
It is your choice, but the two do different jobs. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.
Before and after the survey
From years of surveys, a few habits stand out:
- Notice patches of new decoration in top-floor rooms
- Share the report with your solicitor
- Ask for loft access on the day
- Find out whether the roof has been replaced or patched
If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s.
Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.
Why it’s worth a survey now in Layer Marney
When a chain is moving fast, a roof survey can feel like one more delay. Weekend visits are available as well as weekdays, and a Premium report comes the same day, which helps it fit around your exchange date. In a small place like Layer Marney, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

To be straight with you, a roof survey has limits:
- Defects hidden under coverings or inside walls without opening up
- Confirmation of asbestos in cement sheets or soffits
- Whether the price should change, which is between you and the seller
