Little Bromley Flat Roof Survey
Flat roof surveys for homes and businesses in Little Bromley. More than 5,000 surveys completed across London and South East England.
- Water getting in at rooflights
- Pools of water lying on the roof
- Splits, cracks and crazing
Different roofs, different checks
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.
EPDM rubber
Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.
Flat roof surveys for homes and businesses in Little Bromley
Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so the limits of the survey are clear. Typical surveys look at blisters and bubbles in the covering and edge trims that have lifted or split, across GRP fibreglass, EPDM rubber and single-ply membranes.
Some older homes in villages like Little Bromley are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

Questions from Little Bromley
Do roofs near the sea, like those around Little Bromley, take more of a battering?
It can do. Little Bromley is within about 3 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Will you come out to Little Bromley?
Yes. Little Bromley is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.
How do I arrange a flat roof survey in Little Bromley?
Just call 07833 053749 or email us. We’ll ask a few questions, confirm the price and agree a date.
Which flat roof coverings do you cover?
Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We’ll tell you in the report.
I live in a flat. Can you survey the roof?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Do you survey commercial flat roofs?
Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so please call 07833 053749 or use the contact form with the details.
Can you find where water is getting through my flat roof?
Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause can’t be seen, we’ll say so and suggest what would help.
Should I look at the roof myself first?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
The survey, step by step
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes about one to two hours on an ordinary house, and about three to four hours for a commercial roof. Older rural homes like those around Little Bromley can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
How to prepare
- Have keys ready for side gates, garages or roof access doors
- Tell us about parking before the day
- Point out any leaks or damp patches

Flat roofs in Little Bromley
The coast is about 3 miles or less from Little Bromley, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Older buildings in Essex frequently have clay tiles and weatherboarding, alongside lots of post-war and newer estates. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
Take a building like Manningtree High School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you let a flat or house near Manningtree station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Practical tips
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Check ceilings under the roof for damp patches
- Have the roof looked at again after a severe storm
- Keep people off the roof unless they need to be there
- File the paperwork for the roof and any repairs
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.
Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.
