How a landlord roof survey works in Little Bromley

Our landlord and block roof surveys cover Little Bromley and the rest of London and South East England. A visit usually takes between one and two hours at most homes, and more on a big or complicated roof. We inspect from ground level, vantage points, the roof space and the roof where it’s safe, and by drone where it is applicable. A written report with photos follows. Typical surveys look at splits and blisters in flat roof coverings and worn ridges, hips and verges, across rented houses, flat roofs on blocks and shared roofs.

Older buildings in small places like Little Bromley may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Where we can’t see part of the let or shared roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What affects the price in Little Bromley

What a survey costs depends on the time and equipment it needs. The main factors are:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own
  • The package you choose: Basic, Standard or Premium

Every price we give includes VAT, and the report isn’t charged as an extra. Landlord roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Helping us price your survey

We’ll usually ask about:

  • Any photos you have, taken from the ground or a window
  • The type of building and roof, such as pitched or flat
  • Why you want a survey: buying, a leak, a storm or new work
  • Dates you are working to, such as exchange

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or send us an email with the address and the days you’d prefer.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Structural calculations or an engineer’s report
  • Asbestos testing of roof sheets or soffits
  • Walls, floors and services beyond the roof

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

What this survey covers

  • Rented houses
  • Shared roofs
  • Gutters and downpipes
  • Blocks of flats
  • Flat roofs on blocks
  • Converted houses

How the survey works

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about one to two hours for a single let house, with blocks of flats taking longer. Older rural homes like those around Little Bromley can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where it is safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. The report sets out condition and recommendations to help you plan.

How to prepare

  • For a flat or shared roof, check access with the building owner or managing agent
  • Mention any parking restrictions on your street
  • If you are buying, let the agent know when we are coming

Local roofs in Little Bromley

The coast is about 3 miles or less from Little Bromley, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. About 3 miles north-west lies Castle House, a reminder of how long the area around Little Bromley has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near St Mary the Virgin's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Manningtree High School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Landlords with a home close to Manningtree station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Your questions about landlord roof surveys in Little Bromley

Does being near the coast affect roofs in Little Bromley?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you cover smaller places like Little Bromley?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Do you survey roofs shared between flats?

Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we’re allowed to be, and the report says so.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Keep roof outlets and gutters clear
  • Act on high-priority defects quickly
  • Keep the loft hatch clear and reachable
  • Hold on to old reports to compare later

Questions about the findings are welcome. With the Standard Survey there’s a follow-up consultation, and Premium includes an in-person consultation.

Keep gutters and outlets clear, especially on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.
