Gutter surveys for homes and businesses in Burnt Heath

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. If you’ve noticed blocked outlets and hoppers and leaks at the gutter joints, we can find out what’s behind it, whatever the roof.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.

What affects the cost of gutter surveys

Prices vary from roof to roof, for these reasons:

  • Chimneys, valleys, parapets and other details
  • How many separate roofs there are, such as extensions, dormers and garages
  • The type of building, from a house to a block or an office
  • The use of thermal imaging or a drone

Every price we give includes VAT. Gutter survey starts from £150, including VAT. You’ll know the price for the job before you book.

What to let us know when you contact us

Here’s what helps us most when you contact us:

  • What kind of property and roof it is
  • Dates you are working to, such as exchange
  • Whether there is a loft hatch, a shared roof or tricky access
  • The property’s address and postcode

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or send us an email.

Your questions about gutter surveys in Burnt Heath

Is the coastal weather around Burnt Heath hard on roofs?

Frequently, yes. Burnt Heath is within about 4 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

How do I find out if my home in Burnt Heath is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Does the report include photographs?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

Will you fly a drone over my roof?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

Does someone need to be in?

Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

When is the best time for a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

Tips from our surveys

A little preparation and a few simple habits help. Our tips:

  • Look out for overflows when it pours
  • Make sure downpipe clips are holding
  • Book gutter clearing once a year, more often near trees
  • Do not climb a ladder to look in the gutters

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over. If it does not, tell whoever did the work.

Watch your gutters from ground level or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

Burnt Heath homes and their roofs

The coast is about 4 miles or less from Burnt Heath, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

If you live near a park such as Ardleigh Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. The streets around a church such as Church of St Mary are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours for most houses; commercial roofs usually need 3–4 hours. Rural addresses near Burnt Heath can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Signs you need a gutter survey in Burnt Heath

Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building, because there is no outer edge for it to spill over. Lead is also a target for theft.

These are some of the problems a survey can pick up:

  • Leaking or loose downpipes
  • Leaks at the gutter joints
  • Valley or box gutters that overflow inside
  • Overflowing eaves gutters

For landlords with property near Manningtree station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What to check before booking

  • What they will not be able to tell you
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether VAT is in the quoted price
  • How soon the report will arrive
