Should I look at the roof myself first?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Gutter survey in Horsleycross Street
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way, with photographs and written recommendations. We survey on weekdays and at weekends. If you’ve noticed leaves and moss blocking gutters and valley or box gutters that overflow inside, we can find out what’s behind it, on downpipes, eaves gutters and outlets and hoppers alike.
In a village or hamlet like Horsleycross Street, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What we are asked to look at in Horsleycross Street
Valley, parapet and box gutters are frequently lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside as there’s nowhere harmless for it to go. Lead is also a target for theft.
These are some of the problems a survey can pick up:
- Gutters that have fallen out of line
- Joints that drip after rain
- Overflowing valley or parapet gutters
- Gutters packed with leaves or moss
Landlords with a home close to Mistley station may find that a dated record of the roof is useful when planning maintenance across a let.
Choosing a roof surveyor

Roofs, chimneys and gutters in Horsleycross Street
Horsleycross Street is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. About 4.5 miles north-west lies Castle House, a reminder of how long the area around Horsleycross Street has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
Anyone responsible for a site like Manningtree High School will know that large buildings have long gutter runs and big roofs that need checking like any other.

FAQs for Horsleycross Street
Is Horsleycross Street within the area you cover?
Yes, Horsleycross Street is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is my home in Horsleycross Street listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.
Is this a RICS survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
Do you survey at weekends?
Yes. Surveys are carried out on weekdays, Saturdays and Sundays. Just call 07833 053749 or use the contact form to arrange a day.
Do you check valley and parapet gutters?
Yes, where it is safe to see them. We use the ground, windows, the loft space and the roof where it is safe, and by drone where it’s applicable.
I live in a flat. Can you survey the roof?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
What we cannot see
No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:
- Damage hidden inside walls or behind boards
- Hidden sections we cannot view safely
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before booking. What our survey covers.

What we do, step by step
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes about one to two hours at most homes, though large, tall or awkward roofs take more time. Around Horsleycross Street, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.
- We agree which parts of the building you’re most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Preparing for the visit
- Unlock side gates and any roof access doors
- Buyers: confirm access with the estate agent or seller
- If the roof is shared, arrange access with whoever manages the building
How to book
If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

Box and secret gutters
A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. The report records what could and couldn’t be seen.
Plastic (uPVC) gutters
Plastic can become brittle with age and split. We look at the joints, brackets and falls.
How we price gutter surveys
A few things affect what a survey costs:
- The height of the building and how the roof can safely be seen
- The number of roofs, including extensions and garages
- The type of building, from a house to a block or an office
- The size of the roof
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
Helping us price your survey
A little information up front helps. It is useful to include:
- Pictures of the roof from a safe spot, if you have them
- Anything about access we should know
- Where water is showing inside, if it is
- The type of building and roof, such as pitched or flat
We survey roofs seven days a week. To find a date that works for you, ring 07833 053749 or email us.
