New roof snagging in Howe Green

New roof snagging in Howe Green: what you get

Replacing a roof costs a lot, so it’s worth having it checked before the final payment. Our new roof snagging inspection looks for faults and unfinished work on the new roof and around it. The findings go into a written report with photos to share with your roofer. We are independent of the roofer who did the job. If you’re worried about broken coverings left on a new roof and underlay not dressed into the gutter, a survey will tell you what’s going on, whatever the roof.

For a small place like Howe Green, the visit is planned like any other: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Somewhere as small as Howe Green, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start by finding out what was replaced and what worries you.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it is visible.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. The snags are written up with photos for you to share with your roofer.

How we price new roof snagging

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • How tall the building is and how easy the roof is to see
  • The number of roofs, including extensions and garages
  • The type of building, from a house to a block or an office
  • If the survey needs thermal imaging or a drone

New roof snagging starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we will tell you which fits.

Booking your survey

When you call or email, these details help:

  • The property’s address and postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures of the roof from a safe spot, if you have them
  • How the loft is reached, if there is one

Getting a price is simple: just call 07833 053749 or drop us an email, let us know about the property and we will suggest the right survey. We confirm the price before anything is booked.

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book.

Why get it checked now?

Phone photos from the garden can’t show much. Our inspection looks as closely as can be done safely using a drone where it applies. Around Howe Green, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it’s left.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

What we look for on each type of roof

Underlay and ventilation

Vents at the ridge, eaves or in the tiles help keep the roof space dry. We check for vents where they’ve been fitted.

Clay and concrete tiles

Well-laid tiles can last for decades. We check for cracked, uneven or poorly fixed tiles as far as can be seen.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Put any issues to your roofer in writing
  • Tell your roofer the work will be inspected
  • File all paperwork for the new roof
  • Note the end of any warranty or defects period

Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. That’s worth bearing in mind if a payment date is close.

Watch for leaks, damp or loose pieces in the first months. Early signs are easier to raise while the work is recent.

Buying a home or a new roof in Howe Green

Older buildings in Essex frequently have clay tiles and weatherboarding, alongside lots of post-war and newer estates. For a purchase or a newly finished roof, the materials decide which details matter most. With Danbury Place about 1.7 miles north-east, Howe Green sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Chelmsford station, a roof report gives you a clear picture before you buy or settle up with a roofer. If you own one of the older houses in the streets near Church of St Andrew, the roof may have had decades of patch repairs, and the survey shows where they are.

Howe Green is about 3 miles south-east of Chelmsford, in Essex. Anywhere in Howe Green, we can carry out new roof snagging at your property. Our area takes in places right across Essex.
