How new roof snagging works in East Bergholt

A new roof is a big spend, so it is worth having it checked before the final payment. We look for snags, faults and anything left unfinished on the roof and around the property. You get a written report with photos to share with your roofer. It’s an independent check, separate from the roofer who did the work. We survey replacement roofs, new flat roofs and loft conversions and dormers, and common reasons people get in touch are tiles or slates sitting out of line and untidy or loose verge details.

Bungalows, chalet bungalows and older cottages are common in smaller places like East Bergholt, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around East Bergholt. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the new roof, the defects we found and what we recommend.

What new roof snagging looks like in East Bergholt

East Bergholt is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. The wider area around East Bergholt has a long history of building, with Castle House about 2.1 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

The streets around a church such as Church of St Mary are often among the oldest in a place, and if yours is one of the older homes nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Landlord and commercial surveys in East Bergholt

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Landlords, agents and building managers in East Bergholt and across Essex can book any of our surveys. To discuss a property or a block, ring 07833 053749 or use the contact form.

Can I check my roof myself?

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Signs you need new roof snagging in East Bergholt

A roof is hard for most owners to see properly. From the pavement, many faults are invisible before you pay.

Common reasons to book include:

  • Gutters or fascias damaged during the job
  • Signs of condensation in the roof space
  • Debris left in gutters or valleys
  • Poorly finished verges

If you let a flat or house near Manningtree station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Questions to ask before you book

  • What happens after the report arrives
  • How much experience they have with roofs like yours
  • Whether they hold professional indemnity and public liability insurance
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What a good roof survey covers

Why get it checked now?

Small faults on a new roof can grow. Loose details can let water through in the first heavy storms. Spotting them early gives the roofer a chance to put them right. Around East Bergholt, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Why us?

  • Weekday and weekend surveys
  • Insured for professional indemnity and public liability
  • Two decades and more of roof surveys

How we price new roof snagging

To price your survey, we check:

  • Basic, Standard or Premium
  • Commercial roofs and larger buildings
  • How many separate roofs there are, such as extensions, dormers and garages
  • How complicated the roof is, with its valleys, chimneys and parapets

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Getting in touch

You do not need to know any roofing terms. It is enough to tell us:

  • Dates you are working to, such as exchange
  • The reason for the survey, such as buying, a leak or storm damage
  • The address and postcode of the property
  • Whether there’s a loft hatch, a shared roof or tricky access

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or email us with the address and the days you’d prefer.

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen. Most surveys take about one to two hours for most homes, depending on how much new work there is to check. Parking around East Bergholt is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. We ask what work was done and when it was finished.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. Flashings, valleys, gutters and visible underlay at the eaves are looked at.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. The snags are written up with photos for you to share with your roofer.

How to prepare

  • Agree roof access with the managing agent if it’s shared
  • Leave side gates unlocked
  • Make a note of anything you’d like us to look at

Arrange a survey

If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.

Common questions in East Bergholt

Will you come out to East Bergholt?

Yes, East Bergholt is covered. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Does being near the coast affect roofs in East Bergholt?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will you check every nail and clip?

No, we report on what’s visible. Fixings and underlay under the slates or tiles are hidden, but we look at everything we can see safely.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are frequently shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
