Gutter survey in East Bergholt: what you get

Damp patches on inside walls, stains below a valley or water running down the brickwork frequently trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so, with a suggested next step. We survey eaves gutters, valley gutters and fascias and soffits, and common reasons people get in touch are downpipes that are split or coming away and overflowing eaves gutters.

Trees around homes in smaller places like East Bergholt drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Check for spilling water in a downpour
  • Ask for valleys and parapet gutters to be cleared too
  • Watch ceilings under valley gutters for fresh marks
  • Note any damp stains below the gutters

You receive a written report with photographs and clear written recommendations. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.

Watch your gutters from ground level or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

How the survey works

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. Parking around East Bergholt is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Getting ready for the survey

What this survey can’t tell you

Some things cannot be seen without opening up the roof, so a survey has limits:

  • What’s hidden inside a downpipe
  • Confirming asbestos in older rainwater goods
  • Hidden sections we can’t view safely

If in doubt, call 07833 053749 or send us an email and we will recommend the right survey. What our survey covers.

East Bergholt homes and their roofs

East Bergholt is within about 3 miles of the coast, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. With Castle House about 2.1 miles south-west, East Bergholt sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Manningtree station, the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings like East Bergholt High School, a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to Church of St Mary: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

East Bergholt: your questions answered

Is my home in East Bergholt listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is the coastal weather around East Bergholt hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Will you check the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

Is there a good time of year to book a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later, because the walls take the water.

How much is a gutter survey?

Our price is from £150, including VAT. The size of the property and the access affect the price. For a price, ring 07833 053749 or email us.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What we look for on each type of roof

Plastic (uPVC) gutters

Plastic can become brittle with age and crack. We look at the joints, brackets and falls.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. It’s inspected as far as safe access allows.

What affects the price in East Bergholt

We confirm the exact price before booking. These are the things that affect it:

  • The type of building, from a house to a block or an office
  • Roof area
  • The use of thermal imaging or a drone
  • The number of roofs, including extensions and garages

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.
