Questions from East End

How do I find out if my home in East End is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Manningtree station?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or email us with the address and what you need, and we will talk through which survey suits.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

How long will you be on site?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Is a CCTV drain survey included?

No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

How a gutter survey works in East End

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey outlets and hoppers, fascias and soffits and valley gutters, and people most often book us about hoppers and outlets full of debris and downpipes that are split or coming away.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Look for new stains on ceilings below valleys after rain
  • Watch for green marks down the brickwork
  • Ask for valleys and parapet gutters to be cleared too
  • Make sure downpipe clips are holding

Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes, and if it does not, raise it with whoever did the job.

Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.

How it works

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about one to two hours on an ordinary house, and more on a big or complicated roof. Older roofs in small places like East End can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • For a flat or shared roof, check access with the building owner or managing agent
  • Mention any parking restrictions on your street
  • Have any paperwork from past roof work to hand

How to book

Photos help, if you have them. Take them safely from the ground or a window, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or send us an email.

Advice

East End homes and their roofs

The coast is about 2 miles or less from East End, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Historic houses such as Castle House, about 3.1 miles south-west, show how far back building in the area around East End goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

Anyone responsible for a site like Brooklands Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark such as Church of St Michael and All Angels, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Common roof problems in East End

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold so their joints can start to leak. On cast iron, joints can rust and open up once the paint has worn away.

Common reasons to book include:

  • Rotten fascias or stained soffits
  • Leaks at the gutter joints
  • Blocked outlets and hoppers
  • Cracked or loose downpipes

For landlords with property near Manningtree station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before you book any roof surveyor

  • Will the report include photos?
  • Whether you can ask questions once you have the report
  • Whether the loft is part of the inspection
  • Whether any drone flown is registered with the CAA

What’s in a roof survey

Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Leave it or get it looked at?

Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. In a small place like East End, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you’d like to know.
