Chimney survey in East Bergholt

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We check everything that’s safely in view and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it, so you can talk to them. You get a written report with photos and our recommendations. Typical surveys look at lifted or split lead flashings and frost-damaged brickwork on the stack, on shared and party-wall stacks, lead flashings and chimney pots and cowls.

Around East Bergholt, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

How the survey changes by roof type

Flaunching

We often find flaunching that has cracked or broken away. It is usually a modest repair when it is caught early.

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We look at them and at the stack in the loft where there is safe access.

Honest limits

In fairness, there are limits to any roof survey:

  • Whether a stack needs rebuilding on structural grounds
  • Checks on boilers, fires or their flues
  • Conditions inside walls

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before you book. The full list of what we check.

Roofs, chimneys and gutters in East Bergholt

East Bergholt lies within about 3 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. About 2.1 miles south-west lies Castle House, a reminder of how long the area around East Bergholt has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Manningtree station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings such as East Bergholt High School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Your questions about chimney surveys in East Bergholt

Does a conservation area affect roof work in East Bergholt?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you survey roofs for landlords with property near Manningtree station?

Yes, rented property is part of what we cover. Just ring 07833 053749 or drop us an email and tell us about the building.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Why is my chimney breast damp?

It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.

Useful tips for East Bergholt property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • Glance at the stacks from the street now and then
  • Find out whether changes to a stack need permission
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Check unused flues are capped with ventilation

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Rented homes, blocks and businesses

Landlords, agents and building managers in East Bergholt and across Essex can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or use the contact form.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours at a house, as part of a look at the roof around the stack. You are welcome to ask questions while we’re there. In a smaller place like East Bergholt, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. We send a written report with photos, the defects found and what we recommend.

Preparing for the visit

  • Agree roof access with the managing agent if it’s shared
  • Clear the way to the loft hatch
  • Show us where any leaks or stains appear
