When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s inside the brickwork or behind render, without opening up
  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
  • Checks on boilers, fires or their flues

If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey before booking. What a survey covers and doesn’t.

Chimney survey in East End: what you get

Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. If you’ve noticed unused flues sealed without airflow and flaunching that has broken away, we can find out what’s behind it, whatever the roof.

Older buildings in small places like East End may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Why act early in East End

If a stack seems to lean, don’t leave it. Our survey records it and says when a structural engineer should look at it, so you know where you stand. Where a roof is exposed, as many are in small places like East End, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Checking the roof from ground level

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

What we look for on each type of roof

Chimney breasts and the loft

Damp patches on chimney breasts often point to a problem above. We check them and at the stack in the loft where there is safe access.

Lead flashings

Lead flashings seal the joint between the stack and the roof. The survey looks at whether the lead is tight, sound and well fixed.

Chimney surveys in East End: local notes

East End lies within about 2 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Castle House, about 3.1 miles south-west, is one of the historic houses in the wider area around East End. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

For landlords with property near Manningtree station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For an older house near a landmark like Church of St Michael and All Angels, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like Brooklands Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

East End is in Essex. East End gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our area takes in places right across Essex, large and small. Chelmsford is in our area too.

Within a short drive, we also cover Colchester (9 miles south-west), Clacton-on-Sea (13 miles south), Harwich (9 miles east), Camulodunum (10 miles south-west), Greenstead (8 miles south-west) and Wivenhoe (9 miles south-west).

What’s near East End

What happens on the day

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. Somewhere like East End needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Before we arrive

  • Check pets are kept safely away
  • Find any records of previous roof work
  • Leave a clear route to the loft

Advice

Your questions about chimney surveys in East End

Is my home in East End listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does being near the coast affect roofs in East End?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you look in the roof space?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.

Can you find out why my chimney breast is damp?

Typically it’s water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped and records the likely cause.

Do you inspect the flue?

No. Our survey covers the outside of the stack and the roof around it. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

Do you cover East End?

Yes. We cover East End and the rest of Essex, as part of our work across London and the South East. To book, phone 07833 053749 or drop us an email.

How much is a survey?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
