New roof snagging in East End, Essex
Checking a new or replacement roof for snags across East End, using drones and thermal imaging where it applies. Call or email for a price.
- Damage to other parts of the building
- Cracked or slipped new tiles or slates
- Debris left in gutters or valleys
Why it’s worth a survey now in East End
A minor snag left alone can turn into a leak. A slipped verge tile or a loose flashing may let water through during the first winter. Finding them early means they can be dealt with quickly. Where a roof is exposed, as many are in small places like East End, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.
Why choose Independent Roof Survey in East End

New roof snagging in East End: what you get
Our report records what we see with photos and plain descriptions. Any dispute about the work is between you and your roofer or builder. What we provide is an independent record of the roof’s condition. The report doesn’t price repairs or settle who is responsible, but it does set out clearly what we found. If you are worried about flashings not properly dressed or fixed and gutters blocked by building debris, a survey will tell you what’s going on, whatever the roof.
Older buildings in small places like East End may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

When to book a survey in East End
Flashings at walls and chimneys frequently need attention. If they’re poorly dressed or fixed, water can get in sooner rather than later.
Signs worth acting on include:
- Underlay at the eaves left exposed
- Signs of condensation in the roof space
- Gutters or fascias damaged during the job
- Loose flashings at walls or chimneys
Take an older house close to Church of St Michael and All Angels: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
What to check before booking
- Whether the price includes VAT
- Whether the loft space is looked at, where there is one
- How they plan to inspect the roof safely
- Their drone registration, if they fly one
Tips from our surveys
Over many surveys, some simple habits stand out:
- Look for marks or cracks left by the work
- Put any issues to your roofer in writing
- Keep the contract and invoices together
- Let your roofer know an inspection is planned
Keep the report with any warranty papers from your roofer. It records the roof’s condition at that point.
Keep the final payment until the roof has been checked if your contract allows it. It keeps the job open until it’s right.
Buying a home or a new roof in East End
East End lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. The wider area around East End has a long history of building, with Castle House about 3.1 miles south-west. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.
For landlords with property near Manningtree station, a written report helps before buying a rental or paying for a new roof on one.

What new roof snagging doesn’t cover
In fairness, a roof survey has limits:
- A promise that the roof won’t leak
- What’s under the new coverings
- Deciding who is at fault in a disagreement
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and does not.
What we look at
- New-build homes
- Replacement roofs
- Ridges and verges
- Loft conversions and dormers
- New flat roofs
- Flashings and valleys
What affects the cost of new roof snagging
Several things affect the price of a survey:
- How complicated the roof is, with its valleys, chimneys and parapets
- How many separate roofs there are, such as extensions, dormers and garages
- Height and safe access
- The roof’s overall size
Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
What to let us know when you contact us
If you can, have these to hand when you contact us:
- What’s prompted the survey
- Any stains, drips or damp patches you’ve seen indoors
- The style of property, from a terrace to a block
- Anything about access we should know
Not sure which survey you need? The easiest way is to phone 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
The survey, step by step
When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. In a small place like East End, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start by finding out what was replaced and what worries you.
- The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
- We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
- We look in the loft space, where there’s safe access, and around the property for debris or damage.
- The snags are written up with photos for you to share with your roofer.
How to prepare
- Make a note of anything you’d like us to look at
- Gather any invoices or paperwork from past roof work
- Keep pets in another room

Common questions in East End
Is my home in East End listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Do you cover smaller places like East End?
Yes. East End is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.
How much time does a snagging visit need?
A visit typically takes about one to two hours for a house, and more on a big or complicated roof. You’ll know roughly how long when we arrange it.
What’s the best time to have a new roof checked?
Once the roofer says the job is done, ideally before you pay in full. That gives time for any snags to be put right.
What insurance do you have?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
What does a new roof inspection cost?
New roof snagging starts from £150, including VAT. The price depends on the size of the roof and the access. To get a price, phone 07833 053749 or use the contact form.
Which parts of the roof does snagging cover?
Everything we can see safely, including ridges, verges, valleys, flashings, vents and gutters. We look in the loft where it’s safe, and we note any mess or damage left after the work.
